Commercial Area Manager

Position Summary

The Commercial Manager oversees the operations of a location under the direction of the Director of Operations to ensure 24/7 professional parking management. As part of an employee-focused, servant leadership culture, this role supports company programs and initiatives while also addressing the operational needs of assigned teams and locations.

Principal Job Duties

  • Manage, plan, schedule, train, and direct on-site employees.
  • Identify high-potential employees to support organizational growth.
  • Oversee payroll processing and ensure timely approval of employee hours.
  • Partner with Payroll and HR to ensure accurate pay practices and wage/hour compliance.
  • Manage financial performance of assigned locations, including budgeting and revenue enhancement initiatives.
  • Oversee transitions of newly assigned locations from contract acceptance through operational opening while ensuring client satisfaction.
  • Develop and maintain positive client relationships to support business retention.
  • Ensure all contractual obligations between LAZ Parking and clients are implemented and maintained.
  • Support due diligence efforts for new business opportunities, including:
    • Rate surveys
    • Ticket pulls
    • Site photos
    • Marketing brainstorming
  • Complete daily, weekly, monthly, and annual operational and financial reporting.
  • Maximize revenue, manage expenses, and maintain high customer satisfaction standards.
  • Organize and oversee event operations at applicable locations.
  • Monitor and analyze market parking rates and recommend pricing adjustments.
  • Support implementation of additional projects, programs, and operational initiatives.
  • Perform other related duties as assigned.

Education

  • Bachelors Degree preferred, or equivalent work experience.

Experience

  • 1+ year in a management role.
  • Proficiency in:
    • Microsoft Excel
    • Microsoft Word
    • PowerPoint
    • General Microsoft Office applications
  • Parking management experience preferred but not required.
  • Experience with:
    • Financial statements
    • P&L management
    • Budgeting
  • Ability to maintain schedule flexibility to meet operational needs, including occasional work outside standard business hours.
