YOUR NEXT OPPORTUNITY:

We are seeking a Director of Corporate Real Estate - Strategy & Operations, reporting to the Senior Director, Corporate Real Estate. This role will contribute to and be responsible for the execution of portfolio strategy, real estate operations, Facilities Management, financial planning, governance, analytics, and performance management across a diverse and geographically dispersed portfolio through manager and individual contributors. The portfolio consists of approximately 70 locations totaling nearly 8 million square feet, including corporate and regional offices, operational and field support facilities, warehouses, manufacturing facilities, and other specialized spaces supporting the company's workforce and operations. This highly visible leadership role will translate business priorities into a long-term real estate and facilities strategy focused on portfolio optimization, operational reliability, cost efficiency, and future growth. A key priority will be building and maturing a scalable Facilities Management program and establishing the governance, systems, standards, and performance measures needed for a high-performing Corporate Real Estate organization.

WHAT YOU'LL DO:

Portfolio Strategy Execution & Transactions

  • Execute a multi-year real estate portfolio strategy aligned with business objectives, workforce plans, operational requirements, and growth.

  • Identify opportunities for consolidation, expansion, relocation, optimization, lease restructuring, acquisitions, and dispositions.

  • Lead strategic evaluations including market assessments, location strategy, scenario modeling, lease-versus-own analysis, and business cases.

  • Oversee transactions in partnership with external brokerage and advisory partners, including site selection, renewals, relocations, acquisitions, and dispositions.

  • Maintain visibility into portfolio milestones, capacity, lease expirations, critical dates, risks, and future demand.

Strategy, Governance & Operations

  • Build and implement the Corporate Real Estate operating model, including governance, decision rights, standards, policies, and processes.

  • Establish consistent portfolio planning, investment approval, and executive reporting processes.

  • Partner with business and functional leaders to translate evolving business requirements into actionable real estate strategies.

  • Establish portfolio KPIs and performance measures that improve visibility, accountability, and decision-making.

  • Drive continuous improvement across portfolio performance, service delivery, and organizational effectiveness.

Facilities Management

  • Build and implement a scalable Facilities Management program, including the service-delivery model, governance, standards, processes, and performance measures.

  • Establish enterprise standards for hard and soft services, including building and preventive maintenance, janitorial, landscaping, utilities, workplace services, and other facility operations.

  • Develop SLAs, KPIs, operating procedures, and reporting frameworks to measure service quality, reliability, cost, compliance, and customer experience.

  • Establish preventive and predictive maintenance, work-order management, facility condition assessment, and asset lifecycle programs to improve reliability and identify future capital needs.

  • Partner with Procurement to source, select, onboard, and manage Facilities Management service providers.

  • Partner with Safety, Security, IT, HR, and business leadership to support workplace safety, business continuity, compliance, and operational resilience.

Financial Planning, Systems & Analytics

  • Lead long-range financial planning, annual budgeting, forecasting, and financial analysis for the Corporate Real Estate portfolio.

  • Develop business cases and financial models supporting major portfolio and investment decisions.

  • Establish portfolio-level KPIs and benchmarks for cost, utilization, capacity, operating performance, and other key measures.

  • Establish a reliable source of truth for portfolio, lease, occupancy, financial, project, and operational data.

  • Lead the strategy and optimization of Corporate Real Estate systems, dashboards, reporting, and analytics.

  • Leverage data and technology to improve portfolio decisions, productivity, cost transparency, and operational performance.

Vendor & Partner Management

  • Provide strategic oversight of external brokerage, Facilities Management, consulting, technology, and other real estate service providers.

  • Establish scopes of work, SLAs, KPIs, governance, and performance-management frameworks for outsourced partners.

  • Partner with Procurement on vendor selection, contract negotiations, and commercial terms.

  • Ensure external partners operate as an effective extension of the Corporate Real Estate organization and drive accountability through regular performance reviews.

Leadership & Collaboration

  • Serve as a strategic advisor to the Head of Real Estate & Workplace and senior business leaders on portfolio strategy, investment priorities, and real estate decisions.

  • Build strong partnerships across PMO, Finance, HR, Procurement, Legal, IT, Security, Operations, and business leadership.

  • Lead through influence, bringing structure and alignment to complex cross-functional decisions.

  • Help build and mature the Corporate Real Estate organization as its capabilities and business needs evolve.

WHAT YOU'LL NEED TO BE SUCCESSFUL:
  • Experience building or transforming a Corporate Real Estate or Facilities Management operating model.

  • Experience supporting a large, multi-site portfolio with a mix of office, operational, industrial, and/or manufacturing environments.

  • Experience leading portfolio optimization or large-scale transformation initiatives.

  • Professional certifications such as MCR, SLCR, CFM, PMP, or similar credentials are a plus.

WHAT YOU BRING TO US:
  • Bachelor's degree in Real Estate, Finance, Business, Engineering, Architecture, Construction Management, or related field; advanced degree preferred.

  • 15+ years of progressive experience in corporate real estate, portfolio strategy, transactions, facilities management, real estate operations, or a related field.

  • Demonstrated experience developing and executing strategies across a large, geographically dispersed real estate portfolio.

  • Strong knowledge of portfolio planning, Facilities Management, financial analysis, and vendor management.

  • Experience developing budgets, forecasts, business cases, KPIs, and executive-level reporting.

  • Experience with IWMS platforms, lease administration, data analytics, or similar systems.

  • Demonstrated experience managing outsourced service providers, brokerage partners, and consultants.

  • Strong analytical, communication, presentation, and senior stakeholder-management skills.

  • Proven ability to build processes, governance, and organizational capabilities in an evolving environment.

What Success Looks Like

The successful candidate will create greater visibility, discipline, consistency, and predictability across the real estate portfolio. They will establish a forward-looking portfolio strategy, build a scalable Facilities Management program, improve financial and operational performance, and establish the governance, systems, and partnerships needed to support the company's continued growth.

This is an opportunity to help build and shape a Corporate Real Estate function from the ground up and have a direct impact on how the company plans, operates, and invests in its real estate portfolio.

WORKING CONDITIONS:
  • General work environment - sitting for long periods, standing, walking, typing, carrying, pushing, bending. Work is conducted primarily indoors with varying environmental conditions such as fluorescent lighting and air conditioning

Pay Range

$193,600.00-$254,100.00 Annual

The pay range for this role is what we expect to pay for candidates that meet the specified qualifications and requirements listed on this job description. Candidate's pay can vary based on location, job-related experience, skills, and education.
