About the Opportunity

Our client, an established real estate investment and operating firm with a strong presence in the San Francisco Bay Area, is seeking a Director, Asset Management to oversee strategy, performance, and execution across a diversified commercial real estate portfolio.

This is a high-impact role for an experienced real estate professional who combines strong financial and investment acumen with a hands-on approach to asset management. The ideal candidate is equally comfortable developing portfolio strategy and getting into the details at the asset level, including reviewing leases, evaluating property performance, working with operating teams, and spending time at the properties.

Experience across multiple asset classes is highly valued.

This is a hybrid role based in San Francisco (4x/week in the office, with regular property/site visits).

About the Role and Your Impact

The Director, Asset Management will be responsible for maximizing performance and long-term value across a diversified portfolio of commercial assets. This individual will work closely with senior leadership and internal and external partners to develop and execute asset-level business plans, identify opportunities, mitigate risk, and drive results.

The environment is entrepreneurial and hands-on. This role is well suited for someone who enjoys operating at both the strategic and tactical levels and wants meaningful ownership over their portfolio.

Key responsibilities include:

Portfolio Strategy & Performance

• Develop and execute annual business plans and asset-level strategies across a diversified commercial portfolio
• Identify opportunities to increase NOI, improve asset performance, and enhance long-term value
• Monitor occupancy, lease rollover, operating trends, capital needs, and key performance indicators
• Evaluate market conditions and competitive dynamics to inform asset strategy and decision-making
• Conduct regular property visits and maintain a strong understanding of each asset's operations and performance

Financial Oversight

• Prepare and review annual budgets, reforecasts, variance reporting, and financial analysis
• Evaluate asset performance against business plans and recommend appropriate course corrections
• Review financial models, valuations, and return analyses
• Support hold/sell/refinance and other strategic recommendations as appropriate
• Prepare asset and portfolio reporting for senior leadership and ownership

Operations & Asset Optimization

• Work closely with property management and other operating partners to drive asset performance
• Evaluate operating expenses, capital requirements, tenant issues, and property-level risks
• Identify cost efficiencies and opportunities for operational improvement
• Maintain hands-on involvement in the portfolio, including lease review, property-level analysis, and site visits

Leasing & Capital Execution

• Partner with leasing teams and brokers on renewals, new transactions, and overall leasing strategy
• Review LOIs, lease economics, tenant financials, and material lease provisions
• Evaluate and oversee capital projects and tenant improvements
• Monitor project budgets, timelines, and expected returns

Leadership & Collaboration

• Partner closely with senior leadership as well as leasing, property management, finance, legal, and other internal and external resources
• Build strong relationships with brokers, tenants, operating partners, and other stakeholders
• Provide guidance and mentorship to junior team members as appropriate
• Serve as a thoughtful, hands-on contributor to broader portfolio and investment decisions

What You'll Bring

• Bachelor’s degree required
• 7+ years of commercial real estate experience, with meaningful experience in asset management or a closely related discipline
• Experience across multiple commercial asset classes strongly preferred
• Strong financial acumen with the ability to evaluate both investment-level strategy and property-level performance
• Solid understanding of commercial leases, leasing economics, property operations, budgeting, and capital planning
• Strong analytical skills and proficiency in Excel; experience with industry-standard real estate platforms and tools preferred
• Ability to move comfortably between strategic thinking and hands-on execution
• Strong communication skills with the ability to work effectively across senior leadership, operating teams, and external partners
• Entrepreneurial mindset with the ability to take ownership, prioritize effectively, and operate with a high degree of autonomy

Base Salary range: $175-225K + Bonus Potential*
