The Role:

Vivmark Residential is seeking a Director, Asset Management to lead strategy and performance for a portfolio of multifamily communities. This is a highly visible role responsible for maximizing asset value through operational performance, capital investment, revenue optimization, and long-term portfolio planning.

Reporting into senior leadership, the Director will serve as the strategic owner of assigned assets, partnering closely with Operations, Investments, Development, Construction, and Finance teams to drive investment decisions and enhance portfolio returns. The ideal candidate combines strong real estate investment expertise with a deep understanding of multifamily operations and a proven ability to influence stakeholders across the organization.

What You'll Do:

Lead Asset Performance & Value Creation

  • Oversee asset management activities for a portfolio of multifamily communities owned by Vivmark Residential and its investment partners

  • Develop and execute strategies that drive Net Operating Income (NOI) growth, including amenity monetization, revenue enhancement initiatives, parking optimization, and operational improvements

  • Analyze market conditions, competitive positioning, and asset performance to identify opportunities for value creation

  • Establish and maintain strategic business plans for each asset and submarket, incorporating operating performance, capital needs, market dynamics, and long-term investment objectives

  • Monitor portfolio performance through key financial and operational metrics, making recommendations to improve results and maximize returns.

  • Manage assets with complex ownership structures, including joint ventures and HOA-related matters

Drive Investment & Capital Allocation Decisions

  • Lead the evaluation and execution of major capital investment and repositioning initiatives

  • Develop ROI analyses, investment recommendations, and business cases for leadership approval

  • Oversee implementation of approved projects and measure post-investment performance against expected outcomes

  • Create and maintain long-range asset strategies, including 10-year cash flow projections and investment scenarios

  • Partner with Operations, Engineering, and Construction teams to prioritize capital expenditures and optimize investment returns

  • Evaluate hold, reinvestment, redevelopment, and disposition strategies through market analysis, asset forecasting, and risk assessment

  • Present strategic recommendations and financial analyses to executive leadership and investment committees

Partner Across the Business

  • Collaborate with Investments and Development teams on acquisition, development, disposition, and redevelopment opportunities

  • Support underwriting, due diligence, investment committee materials, and transition planning as needed

  • Build and maintain strong relationships with brokers, joint venture partners, consultants, lenders, and other key market participants

  • Partner with cross-functional leaders to define and track portfolio KPIs and benchmark performance against market competitors

Lead Through Influence

  • Provide leadership across multiple functions to ensure alignment on asset strategies and investment objectives

  • Mentor and develop team members while fostering a culture of accountability, collaboration, and continuous improvement

  • Influence decisions and drive execution across teams, even when operating without direct authority

What You'll Bring:

Experience

  • Bachelor's degree required

  • MBA, Master's in Real Estate, Finance, Economics, or a related discipline preferred

  • 7+ years of progressive experience in asset management, real estate investments, acquisitions, underwriting, or multifamily operations

  • Strong multifamily real estate experience required

  • Experience working with institutional investors, joint ventures, or complex ownership structures preferred

Technical Expertise

  • Advanced financial modeling, valuation, and investment analysis skills

  • Deep understanding of multifamily operations, capital planning, and real estate market fundamentals

  • Strong proficiency in Excel and financial analysis tools

  • Ability to synthesize complex financial and operational data into actionable business recommendations

Leadership Competencies

  • Strategic thinker with a hands-on, results-oriented approach

  • Exceptional communication and presentation skills

  • Proven ability to influence executive stakeholders and lead cross-functional initiatives
