Job description

We are seeking a Project Manager / Construction Manager for our federal team supporting the Nellis Air Force Base in Las Vegas, NV. Our team is primarily responsible for install and retrofit projects related to the large HVAC mechanical equipment, Generators, and other relevant equipment and systems.
As part of a Fortune 500 company, Johnson Controls Federal Systems (JCFS) is a specialized team serving as a trusted partner to the federal government. We help modernize U.S. military installations, Department of Defense and other federal agency facilities to be smarter, more resilient, efficient, sustainable, and secure.
Pay range: $120,000 - $150,000 base salary plus bonus incentive. Negotiable based on experience.

Paid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total)

As a Project Manager/Construction Manager, you will:
  • Serve as a primary leader for execution on a large retrofit and installation projects, primarily related to the HVAC mechanical equipment, Generators, BAS/Controls (Direct Digital Control (DDC) systems), electrical upgrades (low/high voltage), piping, framing, roofing, and other MEP related equipment and systems.
  • Develop project schedules and executes according to plan.
  • Supervises the field construction process of assigned projects in accordance with the plans and specifications, to ensure that each phase of the work is completed on schedule, within the budget, and with the quality workmanship expected by the company and the customer
  • Manages budgets and completes (monthly) forecasting in conjunction with Operations Manager and Regional Manager.
  • Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors
  • Negotiates, prepares and issues subcontracts
  • Ensure that assigned projects are executed per quality control plan, on-time, billed within budget, and within scope of the contract.
  • Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety (EM 385 1-1).
  • Understand project and contract scopes; actively pursues growth opportunities and collaborates with customers to help achieve desired outcomes
  • Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals
  • Ensure Site Superintendent(s), Technician(s) and subcontractor(s) complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers
  • Complete timely and accurate project billing to maintain profitability goals and positive cash flow
  • Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required
  • Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts
  • Manage risk, establish project recovery plans, and resolve disputes to minimize escalation
  • Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards
  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
  • Coordinates customer-training requirements

Required Qualifications:
  • Project management experience in the design-build construction management industry, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, Facilities electrical, MEP, or other related equipment and systems.
  • Able to execute projects of higher project and contract complexity
  • Experience managing project financials (P&L management experience), including forecasting
  • Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience
  • Proficient in Project Management software and principles. Proficiency with Microsoft Project and Procore preferred.
  • Strong personal computer working capabilities in MS Office (Excel, Word, Powerpoint, Outlook) and basic Windows environment
  • Ability to obtain and maintain required government security clearances or badging as needed. (This involves a background/character, criminal history, employment, and credit check.)

Preferred Qualifications:
  • Technical competency and experience working with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC) controls to include evaluation of contractual scope, specification interruption, change order management, basic design, and installation standards
  • Ability to manage multiple projects simultaneously
  • Experience managing large projects (in excess of $5 million)
  • Experience reading and interpreting government contracts and government procurement standards
  • Experience managing multiple trades and subcontractors
  • Experience managing project(s) at government sites (DoD preferred)

Preferred Education:
  • Bachelor's Degree in Engineering, Business Management, Construction Management, Project Management, or a related field, or equivalent work related experience
  • Active Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Professional Constructor (CPC), Designated Design-Build Professional certification, or Licensed Professional Registration preferred
  • BAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc)
  • Experience using Procore - project management software
  • Construction Quality Management for Contractors (CQM) certificate
  • OSHA-30 certificate
  • First Aid/CPR certificate
