Position Summary:
The Construction and Development Intern will work closely with the Development and Construction team to gain hands on experiences in the design, entitlement, and permitting processes for multifamily development projects. The internship provides meaningful exposure to development planning, financial underwriting, and construction activities while collaborating with internal and external project partners. Success in this role requires initiative, strong attention to detail, effective time managements, and a willingness to learn all aspects of real estate development while contributing to a collaborative team environment.
Primary Responsibilities:
- Participate in the preparation of investment packages requesting executive approval to commence construction on active development projects
- Assist in maintaining development financial pro formas, including underwriting market rents and operating expenses, and preparing construction and soft cost budgets
- Assist in evaluating new potential development sites with a focus on financial returns and real estate due diligence
- Research current supply, demand, and development pipelines within target markets
- Participate in drafting and reviewing construction agreements, change orders, and contract terms
- Coordinate with accounting to prepare and submit documentation required by lenders and insurance providers
- Assist with weekly and monthly reporting by monitoring project schedules, budgets, and costs, and providing updates on overall project health
- Collaborate with key project partners, including the Weidner operations team, third-party general contractors, and design consultants
- Build effective working relationships by communicating regularly with the Development Director and senior leaders, and actively contributing to a positive, team-oriented environment

Qualifications:
- Currently, enrolled in or recently graduated from a 4-year accredited program in Real Estate, Business, Construction Management, City Planning of related field
- Strong attention to detail and organizational skills, with the ability to manage multiple tasks and deadlines effectively
- Excelled written and verbal communication skills. with the ability to interact professionally with internal teams and external partners
- Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook); advanced Excel skills such as pivot tables strongly preferred. Experience with real estate, construction management, or project tracking software is a plus
- Positive attitude, adaptability, and willingness to learn new tools, platforms, and workflows
- Ability to work in a fast-paced environment and contribute consistently in a team-oriented setting

- Ability to work on-site at the Kirkland Home Office; occasional travel to communities as needed

- Must agree to a criminal background check and sign an agreement for voluntary drug testing
- A valid, unexpired driver’s license and vehicle insurance is preferred and must correspond to the country in which the associate will work
