Design Build Project Manager Jobs in Orlando, FL

We are seeking an experienced Project Manager to join our team and take ownership of commercial construction projects from project turnover through successful completion and closeout.

Position Summary

The Project Manager is responsible for the overall management and successful execution of assigned construction projects. This position works closely with the Project Superintendent, Project Engineer, Project Coordinator, subcontractors, vendors, owners, architects, consultants, and internal leadership to ensure projects are delivered safely, on schedule, within budget, and to the highest standards of quality.

The ideal candidate is a strong construction professional who can effectively manage the financial, contractual, administrative, and operational aspects of a project while maintaining positive relationships with clients and project partners.

Key Responsibilities

Project Management

• Take overall responsibility for the successful execution of assigned construction projects from turnover through final completion.
• Lead and coordinate the project team, including the Project Superintendent, Project Engineer, and Project Coordinator.
• Establish project objectives and ensure project scope, schedule, budget, and quality requirements are achieved.
• Review project plans, specifications, contracts, and other project documentation to identify potential issues and opportunities.
• Maintain clear and consistent communication with owners, architects, consultants, subcontractors, vendors, and internal leadership.

Financial & Contract Management

• Develop and maintain project budgets and cost projections.
• Monitor project financial performance and identify potential cost issues before they impact the project.
• Review subcontractor and vendor pricing, commitments, invoices, and payment applications.
• Prepare and manage change orders, potential change orders, and other contract modifications.
• Monitor project cash flow and assist with monthly financial reporting.
• Ensure compliance with contract requirements and company procedures.

Scheduling & Project Controls

• Develop, maintain, and monitor the project schedule in coordination with the Superintendent and project team.
• Identify schedule risks and develop strategies to maintain project milestones.
• Coordinate subcontractor and vendor activities to support the overall project schedule.
• Track project progress and communicate schedule updates to the owner and project team.

Subcontractor & Vendor Management

• Prepare and review detailed subcontract scopes and agreements.
• Manage subcontractor and vendor relationships throughout the project.
• Ensure subcontractors understand and meet project requirements for scope, schedule, quality, safety, and documentation.
• Assist in resolving subcontractor performance, coordination, and contractual issues.

Quality & Documentation

• Promote a proactive approach to quality throughout the project.
• Coordinate submittals, RFIs, inspections, testing, and approvals.
• Identify potential design and construction issues and work with the project team to develop solutions.
• Maintain accurate project documentation and correspondence.
• Support project quality-control initiatives, including pre-activity planning and coordination with the field team.

Client & Design Team Relations

• Serve as a primary point of contact for the owner and design team.
• Lead and participate in Owner/Architect/Contractor meetings.
• Prepare meeting agendas, minutes, project correspondence, and status reports.
• Develop strong, professional relationships with clients and project partners.
• Communicate project status, challenges, and solutions effectively to all stakeholders.

Closeout & Warranty

• Lead the project closeout process and ensure all contractual closeout requirements are completed.
• Coordinate punch list completion, as-built documentation, O&M manuals, warranties, training, and final project documentation.
• Assist with the transition from project completion into the warranty period.
• Respond to and coordinate warranty-related issues as needed.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
• 5+ years of commercial construction project management experience, preferably with a general contractor.
• Experience managing ground-up commercial construction projects strongly preferred.
• Strong understanding of construction processes, contracts, scheduling, estimating, cost control, and project administration.
• Experience managing subcontractors, vendors, owners, architects, and consultants.
• Proficiency with construction management software and Microsoft Office.
• Strong financial and analytical skills.
• Excellent written and verbal communication skills.
• Strong leadership, organization, and problem-solving abilities.
• Ability to manage multiple priorities in a fast-paced construction environment.
