Job description

Position Overview

The Plumbing Project Manager is responsible for leading the successful execution of commercial plumbing construction projects from preconstruction through closeout. This role oversees project budgets, schedules, subcontractor coordination, procurement, contracts, and client communication while ensuring projects are completed safely, on time, and within budget.

Projects may include commercial office buildings, healthcare facilities, hospitals, medical office buildings, educational campuses, industrial facilities, aerospace, high-rise developments, tenant improvements, warehouses, distribution centers, and design-build projects. The ideal candidate has a strong background in commercial plumbing construction and experience managing complex mechanical projects from start to finish. Commercial plumbing contractors commonly support design-build delivery, preconstruction services, value engineering, BIM coordination, and large commercial projects across multiple market sectors.


Key Responsibilities
  • Manage commercial plumbing construction projects from preconstruction through final closeout.
  • Develop and maintain project schedules, budgets, forecasts, and cost controls.
  • Lead subcontractor buyout, procurement, material purchasing, and contract administration.
  • Coordinate project activities with owners, general contractors, architects, engineers, consultants, and field personnel.
  • Manage project documentation including RFIs, submittals, change orders, purchase orders, meeting minutes, and closeout documentation.
  • Review plumbing plans, specifications, and contract documents to identify scope gaps, constructability concerns, and project risks.
  • Coordinate fabrication, material deliveries, and field installation to maintain project schedules.
  • Participate in preconstruction planning, value engineering, budgeting, and constructability reviews.
  • Monitor project financial performance including job costing, forecasting, billing, and profitability.
  • Partner with Superintendents and field teams to ensure quality installation, safety compliance, and schedule adherence.
  • Lead project meetings and maintain clear communication with clients and project stakeholders.
  • Ensure projects comply with applicable plumbing codes, project specifications, and quality standards.
  • Oversee project turnover, punch list completion, owner training, and warranty closeout.

Qualifications
  • 5–10+ years of experience as a Project Manager within the commercial plumbing or mechanical construction industry.
  • Strong experience managing commercial plumbing construction projects required.
  • Experience with healthcare, hospitals, medical office buildings, education, industrial, aerospace, tenant improvement, high-rise, or mixed-use projects is highly preferred.
  • Experience managing design-build plumbing projects is a plus.
  • Strong understanding of plumbing systems, construction sequencing, scheduling, procurement, and project financial management.
  • Ability to read and interpret plumbing drawings, specifications, and contract documents.
  • Experience coordinating multiple subcontractors, vendors, consultants, and field personnel.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Ability to manage multiple projects while maintaining schedule, budget, and quality objectives.

Preferred Qualifications
  • Bachelor's degree in Construction Management, Mechanical Engineering, Civil Engineering, or a related field preferred.
  • Experience managing projects ranging from $2M to $50M+.
  • Familiarity with domestic water, sanitary waste, storm drainage, natural gas, medical gas, and specialty piping systems.
  • Experience with BIM coordination and design-build project delivery.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Microsoft Office, AutoCAD, or BIM coordination software.
  • Experience participating in budgeting, estimating, value engineering, and preconstruction planning.
