Job Summary
As a Site Design Specialist, you will play a key role in shaping the design and planning of residential communities and homesites. Working within the Engineering & Site Design team, you will collaborate with internal teams and external partners to ensure accurate site planning, cost analysis, and data integrity. These skills will be used to:
  • Design and site homes, manage site premiums, and evaluate site-specific construction requirements and costs.
  • Collaborate with developers, engineers, geotechnical experts, and internal teams to support community planning and execution.
  • Prepare plot plans, review engineered site plans, and coordinate documentation required for permitting.
  • Maintain and manage site-related data within internal systems, ensuring accuracy and completeness.
  • Support the release of new communities by compiling and validating subdivision and field file documentation.
  • Assist with cost estimating, budgeting, and value engineering to drive cost-effective decisions.
  • Utilize AutoCAD, Civil 3D, and surveying or drone data to develop plans and perform quantity calculations.
  • Provide internal and external customer support, including responding to help desk inquiries.
  • Partner with Architecture and IT teams to improve workflows and system processes.

Required Qualifications:
  • Bachelor's degree in civil engineering, land surveying, construction management, architectural engineering, urban planning, estimating, or a related field.
  • Minimum of two (2) years of experience in a related field.
  • Proficiency in AutoCAD and Civil 3D.
  • Strong organizational, communication, and time management skills.
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint).

Preferred Qualifications:
  • Experience working in residential land development or homebuilding environments.
  • Familiarity with site planning, permitting processes, and construction cost estimating.
  • Experience working with data management systems or internal project platforms.
  • Exposure to surveying methods, including drone or as-built data applications.

Physical Demands and Work Environment:
  • Must be able to use sensory skills (i.e. verbal communication) to effectively communicate and interact with other Associates and customers.
  • Must be able to perform repetitive motions and use fine motor skills (i.e. typing, writing) to operate office supplies (i.e. computer, calculator, copier).
  • Must be able to lift and carry approximately 20-25lbs unassisted.
  • Must be able to sit for long periods of time with low periods of reaching and standing.
