Job description

Position: Senior Design Build Project Manager

Position Description:

DBI Projects' New York headquarters is seeking a hungry, humble, and smart Senior Design Build Project Manager to take on key projects and support our continued growth, given the increase in design build work in New York with public entities. Senior Design Build Project Managers are responsible for ensuring the ultimate success of our projects, leading communication with clients and design build teams, managing budget and schedule, creative problem solving, and ensuring that all decisions are advancing the project. Senior Design Build Project Managers must be able to work in a fast-paced, collaborative environment, while also supporting the training and development of junior team members.

Required Experience & Skill:

The ideal candidate should be DBIA certified and have 12+ years of experience with project management, construction management, architecture, real estate development, and/or related fields; with experience leading design build projects. Candidates should have direct experience in all project phases and should have served in the role of project lead on at least three significant projects from design to occupancy.

This experience should include direct involvement in:

  • Managing public projects (experience in-house at public agencies is a plus)
  • Site supervision and construction administration
  • Coordinating between or with A/E teams and contractors
  • Schedule and budget management
  • Managing a team
  • Developing presentation material for clients

Key capabilities include:

  • Proficiency in MS Office (Word, Outlook, PowerPoint, and Excel)
  • Fluency with Adobe Create Suite (InDesign, Illustrator, and Photoshop)
  • Working knowledge of AutoCAD and Bluebeam
  • Experience with construction scheduling programs such as MS Projects

What You'll Do:

  • Manage public design build projects at every project stage including pre-development, planning, design, construction, occupancy, and closeout.
  • Consistently monitor the project schedule, macro and micro schedules, tracking all project progress and optimizing the sequencing needed to execute a project efficiently, meeting approved timelines, budgets, and project objectives.
  • Control the project budget, monitoring for any potential challenges, changes, and priorities. Produce complete requisitions for clients and lenders with all required documentation and organization. Review and approve a project budget for issuance.
  • Understand, produce, and oversee production of all key project documents including schedule, budget, phasing, drawings, contracts, leases etc. from concept through completion and delivery.
  • Manage high-level client interactions, day-to-day client expectations, anticipate clients' needs, and lead complex client meetings. Leverage external project team members, experts, and consultants to provide most accurate information to clients.
  • Identify proper mode of management or operation of each project type.
  • Build project staffing structure and fee. Balance personal and team workload and project workload month to month.
  • Read and review design drawings for general layout and high-level scope; and produce a written narrative documenting scope. Navigate drawings and understand the tags, callouts, and drawing references.
  • Review funding and financing documents and synthesize relevant construction stipulations and requirements.
  • Contribute to company culture by mentoring team members, providing opportunities for learning, interaction, and collaboration within the company, and initiate internal project concepts for company improvement.
