Position Opening: Energy Rater + Project Manager


Eco Achievers is seeking a full-time Energy Rater and Project Manager who thrives in the office

and in the field. This role focuses on on-site performance testing, inspections, and green

certification verification across residential and commercial projects, while managing program

compliance and project communication. The ideal candidate will be a highly organized, detail-

oriented self-starter who’s comfortable working on jobsites, in the office, and in a collaborative

Eco Achievers is a green building and energy rating firm operating since 2008, with offices in

Chicago and Detroit. We partner with developers, architects, and builders nationwide to create

healthy, high-performance buildings through green certifications, zero energy consulting, and

performance testing.

Location: Eco Achievers’ Detroit Office, located at 4444 Second Ave. Detroit MI, 48201. There

is also the expectation that you will participate in Eco Achievers’ site visits, primarily in

Michigan, and Ohio, but likely in other locations as well. Initially you will be joining other Eco

Achievers team members for those visits in a helping role, but in time, the goal will be for you to

attend those site visits and manage the projects with increased independence. All job-related

transportation, meals, and lodging to be paid by Eco Achievers.


Base Compensation: The base compensation range for this position is between $55,000 and

$70,000. Base compensation includes salary, a $600 annual cell phone reimbursement, and a 3%

SIMPLE IRA match. Base compensation does not include annual bonuses or profit sharing,

which have historically been given each year but are dependent on individual employee

performance, as well as future company performance.


Job Summary

The Energy Rater + Project Manager verifies envelope, HVAC, and programmatic compliance

measures during design and construction, conducts on-site inspections and performance testing,

and manages above-code certification programs such as (but not limited to) NGBS, ENERGY

STAR, LEED, WGBH, and Phius. This role combines comprehensive field work with project

management duties like plan review, client communication, and scheduling.


Responsibilities

• Conducts on-site inspections (air sealing, insulation, etc.) and performance testing (air leakage, duct testing, ventilation, etc.) on residential and commercial projects.

• Collects and analyzes field data and turns site visit findings into clear, timely internal and client reports.

• Works directly with project team, builders, and trades to communicate and achieve certification requirements.

• Manages certification compliance from design through completion, for NGBS, EGC,

ENERGY STAR, and related programs.

• Coordinates project logistics to ensure certification milestones are met.


Requirements/Preferences

• RESNET Energy Rater (RFI / performance testing experience accepted).

• 5+ years in project management, field testing, or energy efficiency industry.

• Excellent verbal, interpersonal, and written communication skills.

• Valid driver’s license and clean driving record.

• Strong commitment to environmental sustainability.

• Hands-on field-testing experience.

• Knowledge of building science, HVAC, and construction preferred.

• Energy modeling experience (Ekotrope, EnergyPlus, eQUEST, etc.) a plus.

• Green building credentials (LEED, NGBS, ENERGY STAR, etc.) a major plus.

• Strong math/geometry skills and sharp analytical, problem-solving ability.

• Comfortable working independently in the field and collaboratively in the office.


Physical Requirements

Must be able to lift 50 pounds; stand or sit for prolonged periods; and work and travel in

inclement weather. Must be able to work in confined, high-temperature spaces such as attics,

crawl spaces, and basements, on ladders, with hand and power tools, and have ability to climb,

balance, kneel, and crawl.
