Job description

The Project Manager is a critical position in the Company responsible for bringing construction projects to completion with maximum profitability and customer satisfaction. The Project Manager works in conjunction with the Superintendent to ensure that planned job activities are executed in a satisfactory manner. The Project Manager has joint supervision responsibilities with the field for his projects. He does not have any daily supervisory responsibilities over the field employees.Duties and ResponsibilitiesObtains and reviews and understands contract documents upon assignment of projects.Reviews plans and specifications, discusses deviations from the original estimate with the estimator.Orders critical path job materials and enters purchase orders/commitments for other needed job materials.Buys out subcontracts on projects.Coordinates project game plan with the Superintendent, Foremen (as applicable), subcontractors and customer.Establishes and conducts post-award hand-off meeting with Estimator and Project Superintendent/Foreman to ensure that all relevant details, specifications, unusual circumstances and nuances are communicated.In collaboration with the Superintendent, schedules needed project labor and equipment on scheduling software; updates master database.Monitors job progress on a daily basis by reviewing productivity reports and other job cost data; communicates with Superintendent/Foreman in a timely manner to discuss remedial actions needed (if necessary).Coordinating with Project Superintendent/Foreman (as applicable), prepares monthly project review analysis and project post-mortem analysis as appropriate.In concert with Superintendent and Foreman, coordinates value engineering efforts.Establishes schedule of values for each project and ensures that field reporting form is consistent with estimate.Administers and adequately documents necessary communications between ACS, the customer, subcontractors, architects and engineers as appropriate; ensures that extras, punch list items and quality issues are addressed and managed effectively.Administers other project documentation including project contract, drawings, submittals and purchase orders.Coordinates with the VP of Project Management to ensure that there is adequate communication of project billing schedule.For projects in progress at the end of each month, accurately estimates cost to complete and appropriately communicates project progress information to VP of Project Management.Ensures that the Company maintains effective working relationships with customers (GCs, construction managers) and that the customers are fully satisfied with the performance on projects.General Duties and ResponsibilitiesMaintain friendly, cooperative relations with customers, company personnel and management.Perform other tasks or assignments as delegated by the Vice President of Project Management.Demonstrate the ability to tactfully handle difficult situations.Continue professional development through training courses.Anticipate problems and provide contingency plans and recommendations.Organize personal schedule to maximize productivity and time management.Follow all Company personnel policies and procedures.Job ImpactThe Project Manager plays a critical role in the profitability of the Company.
