Job Summary
DPMG Prime is a growing property management company serving the Greater Lansing area. We are seeking a dynamic and detail-oriented Leasing Agent to join our property management team. In this vital role, you will be responsible for managing the leasing process from initial inquiry through lease signing, ensuring a seamless experience for prospective residents. Your expertise in property leasing and customer service will help foster positive relationships with tenants while maintaining compliance with Fair Housing regulations. This position offers an exciting opportunity to contribute to a growing community environment while honing your skills in real estate administration and property management.

Responsibilities

  • Respond promptly to rental inquiries via phone, email, and in person, providing exceptional customer service and detailed information about available properties/units and amenities
  • Conduct property tours, highlighting features to prospective tenants for all available units to maximize occupancy
  • Post, refresh, and monitor active listings across all channels daily until leased
  • Run weekly rent comps; flag pricing adjustments to the Director as needed
  • Maintain accurate Guest Cards in AppFolio with complete contact information, unit interest, and detailed notes from every prospect interaction
  • Schedule, confirm, and conduct showings; document every outcome the same day and trigger the appropriate next step for each prospect
  • Send application links to qualified prospects; monitor the pipeline daily and guide applicants through the process to maximize show-to-apply conversion
  • Review submitted applications for completeness; coordinate with the Property Manager to initiate screening and background/credit checks through AppFolio
  • Prepare and process lease agreements and related documents accurately, ensuring compliance with Fair Housing regulations and landlord-tenant law
  • Manage all vacancy listings in AppFolio — marketing descriptions, photos, pricing, and availability — ensuring all fields meet pre-publish requirements before going live on any syndication channel
  • Coordinate with maintenance teams to ensure property readiness and facilitate smooth move-ins for new residents
  • Maintain detailed records of leasing activities, tenant communications, conflict management issues, and legal administrative documentation
  • Proven experience in property leasing or real estate administrative roles with a strong understanding of landlord-tenant law and Fair Housing regulations
  • Familiarity with LIHTC programs, Section 8 housing assistance, and related compliance standards a plus
  • Excellent customer service skills combined with effective negotiation abilities to close leases confidently
  • Strong organizational skills with attention to detail for data entry, filing, and contract management
  • Office experience including phone etiquette, conflict management, and administrative tasks such as filing and data entry
  • Knowledge of property maintenance processes and facilities management principles is advantageous
  • Ability to handle multiple priorities efficiently while maintaining professional communication at all times
  • Track and report leasing metrics weekly: inquiries received, lead-to-showing conversion, show-to-apply conversion, and vacancy days
  • Manage DPMG Prime social media accounts — create and schedule content for available units and company updates
  • Provide general administrative support including scanning, filing, data entry, and phone coverage
  • Document and escalate property issues observed during showings or site visits with photos and written details
  • Clock in/out daily using QuickBooks TSheets; accurate time entries required every shift
  • Represent DPMG Prime professionally in all interactions — in person, by phone, email, and on social media
