The Project Manager will support Senior Project Managers and Directors within T5 Development by helping deliver projects safely, on time, and within budget. This includes ensuring contractor teams implement best-practice safety procedures and maintaining clear, consistent communication with customers, subcontractors, consultants, and internal teams. The role requires strong design oversight to ensure plans meet lease commitments, support operational and Uptime requirements, and control cost exposure through effective collaboration with the design team.
 
This role will also manage and monitor project budgets using Yardi and Procore, proactively tracking exposures and working closely with contractors to stay within financial targets. They will also support schedule control, coordinating with contractors to understand risks and contribute to schedule planning. Overall project lifecycle management-from design and construction through commissioning and tenant coordination-is a core responsibility, along with full document control for all development files.
RESPONSIBILITIES
  • Serve as point of contact for transfer of files, documents, records, and distribution with external vendors
  • Compile and maintain complex contract data to be routinely accessible and generate reports as required
  • Draft, prepare, and proofread letters and documents to external partners
  • Properly create and maintain T5 Development internal filing structure
  • Assist and oversee Development Coordinators by providing proper coding, routing, information, and coversheets as necessary
  • Review electronic document signature workflow (DocuSign)
  • Create and maintain master schedules and hold all vendors accountable to project schedule.
  • Set up initial project, budget, vendor, and billings
  • Track contractual agreements, oversee change orders, and prepare cashflow projections
  • Manage timely monthly invoicing and support submission of pay applications, schedule of values, lien waivers, etc.
  • Manage vendor contracts in accordance with project budgets and billing terms
  • Manage project change management, filing, and record keeping
  • Manage and create executive-level project reporting monthlyAssist in procuring external consultants such as special inspectors, commissioning agents, and design teams, as well as supporting the procurement of general contractors.
  • Collaborate with internal cross functional team members including Procurement, Finance, Legal, and Accounting to maintain project alignment.
  • Able to travel frequently if not local.
EDUCATION AND EXPERIENCE
  • Bachelor's degree or equivalent experience.
  • 4+ years of project management experience in construction.
  • General contracting experience required; data center experience preferred.
KNOWLEDGE, SKILLS, ABILITIES, AND COMPETENCIES
  • Proficiency in Microsoft Project, Excel, PowerPoint, CAD/Visio, and PDF.
  • Strong leadership, communication, and problem-solving skills.
