SUMMARYย
The Asset Management Analyst supports the Asset Management Department, including the Director of Asset Management and the Asset Managers, in overseeing TNDCโs varied and complicated affordable housing portfolio.ย
This role primarily helps evaluate property performance; supports budgeting and forecasting; manages funder relationships, and reportsย to stakeholders.ย This positionย assistsย with audit preparation, data compilation and analysis, new development projectย hand-off to asset management, and capital planning activities to support the portfolio.ย ย The Analyst contributes to long-term asset strategies that preserve and strengthen our communities.ย This roleย handlesย multiple tasks, many with specific deadlines, across the entire portfolio of TNDC properties andย worksย with all members of the Asset Management Team.ย Thisย roleย ย handlesย multiple time-sensitive projects simultaneously.ย ย
The Analyst also contributes to the overall organization and effectiveness of the Asset Management division, includingย maintainingย file organization and naming conventions, supporting administrative processes, and helping ensure efficient day-to-day operations.ย ย Thisย type of work will occupy no more than 25% of the Analystโs overall role and responsibility.ย

ESSENTIAL DUTIESย
Portfolio Performance and Operationsย
- Provide analytical and operational support across the Asset Management department and its affordable housing portfolio, including portfolio and property-specific data requests, compilation, and analysisย as needed.ย
- Support monitoring of property performance against annual asset management plans, budgets, and long-term asset strategies. Participate in interdepartmental meetings to review portfolio performance andย maintainย up-to-date notes, data, and varianceย analysis to help track progress.ย
- Helpย maintainย individual asset management plans and support Asset Managers in tracking progress toward strategic goals, including recapitalizations and property repositioning plans, refinancings, and other asset-level transactions.ย
- Assistย with evaluatingย andย ย planningย affordability compliance milestones, including properties approaching the end of affordability periods,ย to supportย preservation strategies and long-term asset decision-making.ย
- Provide support for lender and investor-related compliance and reporting and governmental filingsย pertaining toย the portfolio, manage relationships with asset management reporting points of contact for multiple funders and public agencies.ย
Financial Analysis, Reporting, and Strategic Supportย
- Collect and centralize monthly and quarterly financial results forย theย Asset Management Team, including variances to budget, trends, and key operating metrics. Maintain relationships with internal TNDC stakeholders including Accounting/Finance staff and Property Operations staff to ensure portfolio data isย accurateย and up to date. Limited analysis of data to support Asset Managers may beย required.ย
- Maintain internal asset management reports, dashboards, and performance summaries. Maintain databases of key portfolio performance indicators and prepare briefings on data and trendsย toย Asset Management staff.ย
- Play aย direct role in supporting asset-level transactions such as refinancings, limited partner exits, recapitalizations, property re-positionings, and other strategic initiatives.ย
- Lead property tax administration and protest processes, including exemption applications, tracking deadlines, andย assistingย with filings and follow-up.ย
- Manage requests to and from funding stakeholders, with the support of Asset Managers, such as reserve withdrawals, rent increases, and periodic reporting.ย
- Assist the Asset Management Team in annual responsibilities associated with completion of year-end financial reports and audits;ย maintainย relationships with Accounting Staff and third-party auditors.ย
Administrative Support for Cross-Functional Teamsย
- Participate in aย support role in transactional asset management activities that support new real estate development projects and portfolio recapitalization activities, including management of documents and recording of restrictions andย special requirementsย during the hand-off process from the Housing Development Team to Asset Management.ย ย
- Coordinate with Accounting, Compliance, and Property Management departments to ensureย timelyย andย accurateย data for reporting and decision-making.ย
- Lead and/or support ad hoc projects for the Asset Management and other departments, as needed.ย
- Transfer data into annual reports, budgets, and Real Estate Owned (REO) schedules.ย
- Maintain workflow trackers.ย
- Organize andย maintainย electronic and hard-copy files for keyย documentsย .ย
- Other duties as requested.ย

Minimumย Requirementsย
- Bachelor's degree and at least 2ย (two)ย years of relevant work experience in multifamily or affordable housing acquisitions or preservation, asset management, finance, operations, underwriting, or a related analytical role.ย
- Advancedย proficiencyย in Microsoft Office Suite (Excel, Word, PowerPoint).ย
- Knowledge of property management and real estate investment management software and applications a plus, including but not limited to: Yardi, MRI, Boston Post,ย Integratec.ย
Preferred Requirementsย
- Strong analytical skills and solid understanding of financial statements (income statement, balance sheet, and cash flow statement) and property-level performance metrics.ย
- Priorย exposure toย working withย loan documentation, partnership or joint venture agreements, or real estate transaction processes.ย
- Understanding ofย affordable housing financing and compliance structures (for example, LIHTC, HUD, or other subsidy programs).ย
- Ability to collect, organize, and interpret property-specific data sets and performance indicators.ย
