PROJECT MANAGER - Tenant Improvements 
VANCOUVER, BC

The Role
Are you an experienced Project Manager with a background in commercial tenant improvements? Do you thrive in a fast-paced environment where collaboration, accountability, and delivering exceptional client experiences are at the forefront?
Our client is a well-established and highly respected general contractor with a strong reputation for delivering high-quality tenant improvement, commercial, and residential projects throughout the Lower Mainland. Due to continued growth, they are looking for a Project Manager to join their team and lead projects from pre-construction through to successful completion.
The Right Fit
We're looking for an organized and proactive Project Manager with experience in commercial tenant improvements who excels at managing budgets, schedules, subcontractors, and client relationships while delivering high-quality projects safely, on time, and within budget. Strong communication skills, attention to detail, and proficiency with Procore are highly valued.
 
What You'll Be Doing
  • Develop project scopes, budgets, and preliminary construction schedules.
  • Lead project start-up activities and establish project controls.
  • Manage project budgets, forecasting, and cost control throughout construction.
  • Tender, negotiate, and administer trade contracts and purchase orders.
  • Coordinate subcontractors, consultants, suppliers, and internal project teams.
  • Review drawings, specifications, shop drawings, RFIs, and project documentation.
  • Maintain accurate project records and document control using Procore.
  • Prepare monthly progress claims, cost reports, profit projections, and client updates.
  • Manage change orders, contemplated change orders, and delay claims.
  • Conduct regular site visits to monitor progress, quality, and contract compliance.
  • Lead project meetings with clients, consultants, and trade partners.
  • Ensure timely project close-out, occupancy, warranties, and post-construction follow-up.
  • Promote and enforce site safety standards in accordance with WorkSafeBC requirements.
 
What We're Looking For
  • Experience managing commercial Tenant Improvement (TI) construction projects.
  • Strong understanding of estimating, budgeting, scheduling, and project financial management.
  • Ability to read and interpret construction drawings and specifications.
  • Experience administering contracts, change orders, and project documentation.
  • Proficiency with Procore or similar construction management software.
  • Excellent communication and relationship-building skills with clients, consultants, and trades.
  • Strong organizational skills with the ability to manage multiple priorities simultaneously.
  • A collaborative leadership style with a proactive, solution-oriented approach.
  • Knowledge of WorkSafeBC regulations and construction safety practices.
