Project Manager – Lead Multifamily & Commercial Exterior Construction Operations


Job Overview:

  • Company: Riverview Exterior Construction LLC
  • Salary/Pay Rate: $80,000 - $90,000+ based on experience
  • Location: Athens, GA metro area with regional travel as needed
  • Job/Employment Type: Full-Time, Salaried Exempt
  • Project Scope: Multifamily & Commercial New Construction (Garden-style apartments, student housing, senior living)
  • Mandatory Licences & Certifications: Valid driver's license


The Opportunity:

In this key leadership role, you will work side-by-side with the Owner to own day-to-day operations for an established, multi-million dollar book of exterior subcontracting work across the Southeast. You will directly direct field supervisors and installation crews to protect product warranties, drive schedules,

and ensure flawless execution on high-volume scopes. This home-office based position empowers you to manage high-concurrency projects across a five-state territory while providing complete computer, software, and office setup support.


How You Will Make an Impact:

  • Lead participation in buyout and scope review meetings with general contractors to establish and document clear scope boundaries in writing.
  • Manage submittals, product data, samples, color selections, and material buyouts including lead times and building-by-building release schedules.
  • Own Riverview's portion of the GC's schedule across up to 7 concurrent active jobs while maintaining detailed three-week look-aheads.
  • Conduct regular ground-based jobsite inspections to verify installed quality against manufacturer specifications and protect product warranties.
  • Direct and load assigned field supervisors, optimizing crew assignments, project expectations, and site coverage across your book of work.
  • Prepare monthly pay applications, price and submit change orders prior to execution, manage lien waivers, and drive retainage collection.
  • Serve as the primary point of contact for GC project teams while holding crews accountable to site-specific safety programs.


Required Qualifications & Experience:

  • 3+ years of project management experience with a specialty subcontractor or general contractor on commercial or multifamily projects.
  • Strong working knowledge of exterior siding systems (fiber cement, engineered wood, vinyl, trim packages), roofing, and seamless gutters.
  • Ability to read and interpret architectural plans, elevations, wall sections, and Division 07 specifications.
  • Proven track record directly managing field supervisors and foremen across multiple concurrent projects.
  • Proficiency with construction management platforms (Procore, Buildertrend, or similar), Bluebeam, and Excel for job costing and scheduling.
  • Valid driver's license, acceptable motor vehicle record, and willingness to travel throughout GA, SC, NC, TN, and AL with overnight stays.


Preferred Qualifications & Experience:

  • Conversational Spanish skills for effective field communication with installation crews.
  • Active OSHA 30-hour certification.
  • Manufacturer certifications or formal training (James Hardie, LP SmartSide, GAF, or equivalent).
  • Experience conducting material takeoffs using software such as On-Screen Takeoff or Bluebeam.
  • Established general contractor relationships within the Southeastern multifamily market.
