Job description

The Estimator will participate in all aspects of the bid and estimating process from review of plans and specs to soliciting and negotiating prices from contractors and suppliers through completion of bid/estimating package. Performs quantity take-off, pricing, scoping and bidding of a wide variety of commercial construction projects involving more complex trade packages and self-perform work.

Key Responsibilities:

Project Estimating

  • Review and understand all bid documents and assess project risks.
  • Understand project logistics and project schedule.
  • Performs quantity take-offs.
  • Leads and coordinates the pricing and bidding of large multi-discipline construction projects.
  • Communicates with owners, architects and consultants to clarify scope of work, materials, and schedule requirements, and documents these clarifications.
  • Conduct site investigation prior to forming a plan of operations to identify any problems or conditions of an unusual nature that may be present.
  • Collaborates with marketing for final assembly of estimate presentation to owner.
  • After the bid, collects and organizes all bid information for future reference.
  • Accurately develop cost models.
  • Track and report on current material and labor prices, including escalation
  • Develop meaningful Value Engineering contributions to reduce price.
  • Identify escalation factors in marketplace for specific materials and labor rates.
  • Responsible for reliable conceptual pricing assumptions with proper documentation for the basis of the estimate.
  • Ability to substantiate all aspects of final estimates.
  • Aids field operations with change order pricing as needed.

Subcontractor Analysis for Bids

  • Directs, coordinates and provides information and documents to subcontractors.
  • Solicits subcontractor support and evaluates bids.
  • Reviews all sub bids and contract documents. The ability to scope out and discuss with subcontractors and vendors for estimating projects.
  • Prepares contractual exhibits for scope of work for subcontracts.

Industry Knowledge / Relationships

  • Builds relationships with new and existing subcontractors.
  • Keeps current with latest estimating technology and techniques.
  • Demonstrates basic conceptual estimating skills by interpolating data.
  • Questions designs and assumptions and presents ideas to manager on the project.

Skills and Qualifications:

  • Bachelor's degree in Construction Management or Engineering and/or 5-7 years of equivalent experience required
  • General knowledge of construction principles and processes.
  • Ability to synthesize cost data from a wide range of sources into a conceptual estimate.
  • Ability to read and interpret drawings and specifications.
  • General knowledge of negotiated bids, hard bids, and GMP processes.
  • Working knowledge of estimating technology and software.
  • Strong math and analytical skills.
  • Attention to detail.
  • Solid interpersonal and communication skills.
  • Strong work ethic and core values.
  • Maintains a "value added" approach to estimating.
