Job description
- Review awarded contracts, plans, specifications, and subcontracts to thoroughly understand scope, schedule, budget, and risk prior to project kickoff.
- Participate in preconstruction handoff meetings with estimating to understand bid assumptions, inclusions, exclusions, and identified risks.
- Develop and maintain project schedules, look-ahead schedules, and milestone plans in coordination with field superintendents.
- Establish project files, documentation systems, and communication protocols at project startup.
- Coordinate project submittals, permits, utility locates, and other pre-construction requirements to ensure timely mobilization.
- Serve as the primary day-to-day point of contact for owners, general contractors ("GC"), and inspectors on assigned projects.
- Coordinate with field superintendents to align on crew deployment, equipment needs, material deliveries, and daily priorities.
- Monitor project progress against schedule and budget on an ongoing basis; identify and escalate issues early to prevent cost overruns or schedule delays.
- Manage subcontractor performance and coordination, including scope compliance, scheduling, and payment.
- Track and process change orders, RFIs, and other contract modifications in a timely and accurate manner.
- Conduct or participate in regular project meetings with owners, GCs, and field teams; prepare and distribute meeting minutes.
- Monitor project costs against budget through regular review of job cost reports, labor productivity, and material usage.
- Prepare and submit owner pay applications, track receivables, and follow up on outstanding payments.
- Manage subcontractor invoicing and assist with accounts payable processing for project-related costs.
- Identify and pursue legitimate change order opportunities; prepare and negotiate change order pricing with owners and GCs.
- Complete project cost-to-complete projections and provide regular financial reporting to Company leadership.
- Review and administer prime contracts and subcontracts, ensuring compliance with all terms, notice requirements, and documentation obligations.
- Identify and manage project risks including schedule, cost, scope, and site condition issues; escalate legal or contractual concerns to Company leadership promptly.
- Maintain complete and accurate project documentation including daily reports, photos, correspondence, change orders, and as-built records.
- Ensure compliance with applicable safety regulations, project-specific safety requirements, and Company safety policies on all assigned projects.
- Manage project closeout activities including punch list completion, final inspections, certificate of substantial completion, and owner acceptance.
- Assemble and submit closeout documentation including as-builts, warranties, lien waivers, and final pay applications.
- Conduct project post-mortems with field leadership and estimating to capture lessons learned and improve future performance.
- Minimum of 2-4 years of experience in construction project management, with experience in excavation, earthwork, construction, underground utilities, or heavy civil construction preferred.
- Associate's or Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent field experience considered.
- Demonstrated experience managing budgets, schedules, subcontractors, and owner relationships on construction projects.
- Proficiency in project management and scheduling tools (e.g., Procore, Buildertrend, Microsoft Project, or similar platforms).
- Strong working knowledge of construction plans, specifications, and contract documents.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook); experience with job cost reporting preferred.
- Familiarity with OSHA safety regulations and site safety requirements for heavy civil construction.
- Valid Texas driver's license and clean driving record required; must be able to operate a Company vehicle safely.
- Strong organizational skills with the ability to manage multiple projects and priorities simultaneously.
- Excellent written and verbal communication skills; comfortable communicating with owners, GCs, subcontractors, and field crews.
- Detail-oriented with a strong sense of accountability for project outcomes.
- Proactive problem-solver with the ability to make sound decisions under pressure and in the field.
