We are looking for a driven and capable Senior Contracts Manager to support large-scale data center construction projects in an owner's representative capacity. This role will support the owner through contract administration oversight, change order review, commercial risk management, contractor compliance monitoring, and coordination with project delivery, cost, schedule, procurement, and legal teams.

The ideal candidate has strong construction contract management experience and can help protect the Owner's interests by ensuring contracts are properly managed, changes are reviewed carefully, contractor obligations are tracked, and commercial issues are identified early.

This is a hands-on, project-facing owner's representative role focused on commercial discipline, contract compliance, cost and schedule protection, and construction execution support.

RESPONSIBILITIES

  • Provide Owner-side oversight of day-to-day contract administration for data center construction projects.
  • Review and track contracts, amendments, change orders, notices, claims, payment terms, milestone requirements, and key commercial obligations.
  • Serve as a key Owner-side commercial point of contact with general contractors, consultants, and vendors on change orders, pay applications, milestone certifications, claims, and contract compliance.
  • Support commercial review and administration of construction contracts across common delivery models, including GMP, lump sum, design-build, CM-at-Risk, and cost-plus.
  • Review contractor change order requests for entitlement, scope alignment, pricing support, schedule impact, and contract compliance.
  • Review payment applications for contractual compliance, required backup, lien waivers, supporting documentation, and commercial completeness before approval.
  • Review project scopes, drawings, specifications, correspondence, notices, and contractor communications to support change order, claim, and scope dispute reviews while helping protect the Owner's contractual position.
  • Partner with construction managers and project teams on scope disputes, field interpretations, back-charge administration, and contract-related issue resolution.
  • Coordinate with cost managers, schedulers, project managers, procurement, legal, and project leadership on commercial issues, contractual notices, cure periods, enforcement actions, and dispute resolution strategy.
  • Support periodic contractor audits related to reimbursable costs, contract compliance, change order backup, and payment documentation.
  • Monitor contractor compliance with contract requirements, including notices, deliverables, insurance, payment provisions, warranties, bonds, and closeout documentation.
  • Maintain contract logs, change order logs, claims registers, correspondence records, and commercial risk trackers.
  • Identify contract risks early and escalate issues that may impact project cost, schedule, or delivery.
  • Support negotiation and resolution of commercial issues with contractors, consultants, and vendors.
  • Prepare clear summaries and recommendations for project leadership.
  • Support project closeout, final account settlement, and lessons learned.

QUALIFICATIONS

Required Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Business, Legal Studies, Quantity Surveying, or related fields.
  • 12+ years of experience in construction contract management, commercial management, contract administration, or construction claims support.
  • Experience supporting large construction or capital projects, preferably in complex technical environments such as data centers, mission-critical, industrial, semiconductor, power, infrastructure, advanced manufacturing, or similar programs.
  • Experience with major construction contract models such as GMP, lump sum, design-build, CM-at-Risk, cost-plus, or similar delivery models.
  • Strong understanding of construction contracts, change orders, pay applications, contractual notices, claims, scope disputes, back-charges, payment terms, and closeout requirements.
  • Ability to review commercial documents and identify cost, schedule, and contractual risks.
  • Ability to work with project managers, construction managers, cost managers, schedulers, procurement, legal, contractors, and client stakeholders.
  • Strong communication, organization, negotiation, documentation, and issue-resolution skills.
  • Experience with contract management or project management systems such as Procore, Unifier, e-Builder, Kahua, Oracle, Smartsheet, or similar platforms preferred.

Preferred Qualifications:

  • Owner-side, owner's representative, developer, or program management experience.
  • Data center or mission-critical construction experience.
  • Experience supporting commercial negotiations, contractor disputes, claims review, and contractual issue resolution.
  • Experience with performance bonds, parent company guarantees, insurance requirements, or other contract security structures.
