Project Director – Multifamily Development & Construction 

Company: Leading Owner-Developer & General Contractor (Confidential) 

Location: Albuquerque, NM / New Mexico Market 

Position Type: Full-time

Position Overview 

We are seeking a seasoned, hands-on Project Director to oversee ground-up multifamily developments from preconstruction through final delivery in the Albuquerque/New Mexico market. 

As a key leader, you will be responsible for driving schedule adherence, financial certainty, safety, and quality across major regional projects. This role requires an individual with a proven track record of managing complex multi-million dollar multifamily builds, exceptional leadership capabilities, and a highly stable career trajectory. 

Key Responsibilities 

Project Execution & Management 

  • Lead and manage the complete lifecycle of ground-up multifamily and mixed-use developments. 
  • Champion project safety, quality assurance/quality control (QA/QC), and strict adherence to local building codes. 
  • Manage, mentor, and align project teams, including Senior Project Managers, Superintendents, and Project Engineers. 
  • Maintain strong, collaborative relationships with public/private partners, design teams, subcontractors, and municipalities. 

Financial & Contractual Leadership 

  • Overlook budgeting, cost control, change order management, and overall profitability under GMP (Guaranteed Maximum Price) and other contract delivery structures. 
  • Partner with the preconstruction and estimating teams to provide real-time market intelligence, constructability reviews, and bidding optimization. 
  • Review, draft, and negotiate subcontractor agreements, purchase orders, and vendor contracts. 

Schedule & Strategy 

  • Masterfully plan construction phasing, logistics, and milestone tracking to eliminate delays. 
  • Proactively identify and mitigate technical, financial, and schedule-related risks. 

Required Qualifications & Experience 

  • Experience: 10–15 years of experience as a Senior Project Manager, Project Director, or in an equivalent leadership role in construction management. 
  • Sector Expertise: Proven, direct experience managing large-scale ground-up multifamily construction (e.g., garden-style, mid-rise, or mixed-use developments). 
  • Career Stability: A stable employment history is a strict requirement; we are looking for dedicated leaders looking to build a long-term career with us, rather than a history of frequent job-hopping. 
  • Location: Deep familiarity with or willingness to reside in the Albuquerque, NM market (with local subcontractor relationships and municipal knowledge highly preferred). 
  • Technical Skills: Strong proficiency with modern construction management systems (e.g., Procore, scheduling software, and BIM coordination tools). 
  • Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred.
