POSITON SUMMARY:
The Associate Project Manager (APM) is responsible for planning, coordinating, and managing facility maintenance, rehabilitation, renovation, and infrastructure improvement projects supporting NYCT bus depots and related facilities. The position provides technical leadership for mechanical and facility systems, coordinates work performed by in-house forces and contractors, oversees projects from planning through completion, and ensures compliance with all applicable safety, environmental, and regulatory requirements. The APM serves as the primary liaison between maintenance operations, engineering, contractors, and stakeholders to deliver safe, reliable, and cost-effective project outcomes.
RESPONSIBILITIES:
- Manage and coordinate facility maintenance, rehabilitation, renovation, and infrastructure improvement projects for bus depots, fueling facilities.
- Lead and oversee in-house maintenance personnel, contracted vendors, and capital contractors while ensuring projects are completed safely, on schedule, within budget, and in compliance with applicable codes and MTA standards.
- Coordinate project planning, scheduling, budgeting, procurement, commissioning, and project closeout activities. -Perform site inspections, evaluate existing facility conditions, identify deficiencies, and develop corrective action plans.
- Review contractor work, technical submittals, cost proposals, schedules, and change orders to ensure compliance with project requirements.
- Coordinate with Engineering, Maintenance, Operations, Safety, Environmental Compliance, Procurement, and outside regulatory agencies throughout project execution.
- Support preventive maintenance and reliability initiatives for facility mechanical systems, fueling infrastructure, utilities, and related equipment.
- Monitor project performance using computerized maintenance management systems (CMMS), project tracking tools, and Microsoft Office applications.
- Ensure compliance with OSHA, FDNY, DEC, EPA, and all applicable safety and environmental regulations.
EDUCATION AND EXPERIENCE:
1. A baccalaureate degree from an accredited college or university in engineering, engineering technology, architecture, landscape architecture, architectural technology, construction, construction management, construction technology, sustainable design, urban planning, urban studies, city planning, transportation planning, business administration, or public administration, and one year of full time satisfactory experience in project management work, such as planning, administering, managing, coordinating, or expediting, for engineering and/or architectural and/or landscape architectural projects; or
2. A four-year high school diploma or its educational equivalent and five years of experience as described in "1" above; or
3. A four-year high school diploma or its educational equivalent plus any combination of college or university education and/or experience described in "1" above to make up the equivalent of five years of education and experience. One year of experience credit will be given for: (a) each 30 semester credits of college or university education leading to a bachelor's degree from an accredited college or university in engineering, engineering technology, architecture, landscape architecture, architectural technology, construction, construction management, construction technology, sustainable design, urban planning, urban studies, city planning, transportation planning, business administration, or public administration; (b) a Master's degree from an accredited college or university in one of the disciplines described in "1" above; (c) a Juris Doctor degree, or (d) a valid New York State license as a Professional Engineer, Registered Architect or Registered Landscape Architect.
DESIRED SKILLS:
- Strong knowledge of mechanical systems, facility maintenance, and industrial infrastructure.
- Experience managing contractors and coordinating multidisciplinary projects.
- Knowledge of Microsoft Office Suite and computerized maintenance management systems (CMMS) such as SPEAR or similar maintenance software
- Ability to read and interpret engineering drawings, technical manuals, and construction documents. -Excellent written and verbal communication skills.
- Strong organizational, scheduling, and project coordination abilities.
- Knowledge of NYCT Department of Buses operating policies and maintenance procedures preferred.
- Valid driver's license with the ability to operate an MTA vehicle.
Candidates with experience in one or more of the following areas are highly desirable:
- Bus depot or industrial facility maintenance
- Mechanical systems and facility infrastructure
- CNG, LNG, hydrogen, diesel, or alternative fueling systems
- Roll-up doors, fueling systems, pumps, compressors, and utility infrastructure
- Contractor management and construction oversight
- Preventive maintenance planning and reliability programs
- Commissioning and startup of mechanical systems
- Regulatory compliance including OSHA, FDNY, DEC, and EPA
- Supervising unionized maintenance personnel

Final salary is determined experience, skillset, and alignment with compensation practices. The posted range reflects expected compensation and may be updated as market or business needs evolve.
