Position Summaryย 

The Maintenance Technician is responsible for performing routine and emergency maintenance tasks at a residential apartment community. This includes troubleshooting, repairing, and maintaining property systems to ensure a safe, comfortable, and well-maintained living environment for residents.ย 

Essential Duties and Responsibilitiesย 

  • Complete resident service requests in a timely and professional mannerย 

  • Perform repairs and maintenance on HVAC, plumbing, electrical, carpentry, and appliancesย 

  • Conduct routine inspections and preventive maintenance throughout the communityย 

  • Assist with the upkeep of grounds, amenities, and common areasย 

  • Prepare apartments for move-in by performing repairs, painting touch-ups, and cleaningย 

  • Ensure tools, supplies, and equipment are properly maintained and storedย 

  • Maintain accurate records of work completed and parts usedย 

  • Elect to participate in the voluntary Opt-In Emergency Call Assistance Programย 

  • Follow all safety protocols, building codes, and company proceduresย 

Non-Essential Dutiesย 

  • Assist in inventory control of maintenance suppliesย 

  • Support community events or property inspections as requestedย 

  • Provide backup coverage for porter/janitorial duties when neededย 

  • Other duties as assignedย 

Required Qualificationsย 

  • High school diploma or equivalentย 

  • 1+ years of general maintenance experience, preferably in residential or property managementย 

  • Basic knowledge of HVAC, plumbing, electrical, and mechanical systemsย 

  • Strong customer service and communication skillsย 

  • Ability to work independently and as part of a teamย 

  • Familiarity with maintenance tools and equipmentย 

  • Valid driverโ€™s license and reliable transportationย 

  • Ability to work flexible hours including weekendsย 

  • Ability to communicate effectively with team membersย 

Preferred Qualificationsย 

  • Experience in apartment maintenance or multi-family housingย 

  • Trade school or certification in HVAC, plumbing, or electrical systemsย 

  • OSHA or safety trainingย 

Work Environment and Physical Requirementsย 

  • Frequently work indoors and outdoors in varying weather conditionsย 

  • Regularly climbs ladders, bends, kneels, and reaches in confined spacesย 

  • Routinely lifts or moves objects up to 50 poundsย 

  • Operates hand and power tools safely and efficientlyย 

  • Uses personal protective equipment (PPE) as requiredย
