Description
Job Summary:  Responsible for overseeing and executing the acquisition of land and lots for Atlantic Builders.  Work in collaboration with Land Department Team to meet company goals and projections.
Duties and Responsibilities/Essential Functions 
Leadership
  • Provide support, guidance and oversight to Central VA President.
  • Monitor and review department's strategic plan and performance through key metrics and reports.
Market Research
  • Work with team members to monitor local home building and developer activity.
  • Determine land and finish lot values in the local market.
Lot/Land Acquisition
  • Source, evaluate, negotiate, and secure land and lot positions along the I-64 corridor (eastward toward Charlottesville, Fluvanna, Louisa) and I-81 corridor (Staunton, Harrisonburg, Lexington, Shenandoah Valley), and other areas in Central VA as the division's geographic and market presence grows, including identification of new markets and product types.
  • Establish relationships with developers and local municipalities.
  • Locate land suitable for development.
  • Locate lots suitable for acquisition
  • Negotiate directly with landowners and developers to structure deals to meet the goals of Atlantic Builders for growth and financial performance that align with Atlantic Builders' strategic and business plans. 
  • Coordinate with legal team and sellers to complete purchase contracts of lots and land.
  • Take land contracts through entitlement and government approvals. 
  • Work with developers, engineers, environmentalists, attorneys, utility companies, sitework companies, local governments, and others to conduct due diligence.
Land Development
  • Work with the internal development team to ensure on budget and on schedule completion of finished lots

Qualifications/Requirements:
Education & Experience: 
  • Bachelor's degree in Business or related field or equivalent work experience.
  • 2 - 4 years land acquisition experience
  • Familiarity with the Central Virginia market preferred.
Skills and Abilities:
  • Ability to communicate effectively, both verbal and written to various audiences.
  • Exceptional attention to detail.  
  • Solid skills with Microsoft Office applications including Word, Excel, PowerPoint, Outlook, One Note, etc. 
  • Ability to prioritize work and manage multiple tasks.
  • Ability to creatively solve problems with minimal supervision.

Pay Range:  $140,000 - $150,000 DOE, excellent benefits, gas allowance
