About the Role

The Director of Sales leads the sales strategy, execution, and transaction oversight for Summerlin custom lots and other designated real estate transactions as needed. This role serves as the broker of record for applicable transactions and is responsible for driving sales performance, leading the end-to-end goal driven sales process, and maximizing the value of Summerlin's custom lot inventory through consistent prospecting and touring, , market insight, cross-functional partnership, and hands-on work from prospecting through closing, while partnering closely with management, development, marketing, legal, finance, design review, operations, and executive leadership to align sales activity with broader business objectives and community standards.

What You Will Do

  • Lead the sales strategy and outreach and day-to-day execution for Summerlin custom lots and other assigned asset sales or real estate transactions.
  • Serve as broker of record for applicable transactions and ensure compliance with all relevant real estate laws, regulations, licensing requirements, and company policies.
  • Direct and oversee the full sales lifecycle, including prospecting, lead management, tours, negotiation, contract execution, escrow coordination, closing, and post-closing follow-through.
  • Drive sales performance against annual and long-range business objectives, including absorption, revenue, pricing, and customer experience goals.
  • Develop and maintain strong relationships with prospective purchasers, brokers, Realtors, builders, and other external partners to generate traffic, support conversions, and strengthen market presence.
  • Oversee preparation, review, and execution of required contracts, disclosures, and transaction documentation, ensuring accuracy, timeliness, and consistency.
  • Guide purchasers and broker partners through Summerlin custom lot opportunities, including homesite characteristics, community benefits, approved builder programs, and applicable architectural or design review requirements.
  • Partner with internal teams to support the successful execution of transactions, including coordination with legal, escrow, sales operations, development, and design review stakeholders.
  • Monitor available inventory, market conditions, competitive offerings, buyer trends, and pricing dynamics to inform recommendations on sales strategy, phasing, and positioning.
  • Maintain strong visibility into transaction pipeline, conversion activity, and sales performance metrics; prepare reports, forecasts, and updates for leadership as needed.
  • Ensure complete, accurate, and timely records of customer interactions, prospects, contracts, and sales activity in Salesforce and other company systems.
  • Participate in and help lead community events, broker outreach, presentations, and other promotional activities that support awareness and sales momentum.
  • Provide leadership, coaching, and direction to sales team members or other support resources as applicable.
  • Foster a collaborative, high-performance, customer-focused sales culture aligned with Howard Hughes Communities standards and brand expectations.
  • Perform other duties and special projects assigned in support of Summerlin asset sales and broader business objectives.

About You

  • Proven success in residential real estate sales, luxury real estate, land sales, custom lot sales, or a closely related field.
  • Strong knowledge of real estate transactions, contract negotiation, escrow coordination, and closing processes.
  • Demonstrated ability to lead sales strategy and execute in a hands-on, high-touch sales environment.
  • Strong relationship-building skills with the ability to establish credibility with buyers, brokers, internal stakeholders, and executive leadership.
  • Excellent verbal and written communication skills with strong presentation ability and attention to detail.
  • Sound judgment and the ability to manage sensitive, high-value transactions with professionalism and discretion.
  • Strong organizational and project management skills, with the ability to manage multiple prospects, deals, priorities, and deadlines simultaneously.
  • Ability to analyze market dynamics, competitive conditions, and sales performance to make practical, business-oriented recommendations.
  • Working knowledge of residential construction, land development, and custom homesite considerations preferred.
  • Proficiency in Salesforce, Microsoft Office applications, and other sales and reporting tools.

  • Ability to work evenings, weekends, and holidays as business needs require.
  • Active Nevada Real Estate Broker license required.
  • Must be qualified to serve as broker of record in the state of Nevada.
  • Significant leadership and sales experience in residential real estate, luxury real estate, land sales, custom lot sales, or a closely related field required.
  • Demonstrated ability to lead with a positive, team-oriented attitude and contribute to a highly collaborative, in-office work environment.
  • Strong business judgment, professionalism, and relationship management skills required.
  • Bachelor's degree preferred; equivalent combination of education and relevant experience may be considered.
  • Valid driver's license required.
