Job description

Overview

Colliers Project Leaders is looking for an Owner's Construction Representative to join our team full-time on-site in Beverly, MA to conduct work for public and municipal related projects including the renovation of a historic municipal building and minor building addition. 


An Owner's Representative is responsible for overseeing and coordinating all aspects of construction related services on a specific project, during the Construction phase only. 


At Colliers Project Leaders, we are construction project experts. We've been guiding clients through planning, design, construction, commissioning, and occupancy of building projects for more than 30 years. Our culture is intensely collaborative, hands-on, and results oriented. 


Responsibilities
  • Monitors the construction schedule and ensures timely completion of the construction phase, reports on schedule concerns, and provides daily field presence. 
  • Manages documents and field office tasks including field reports, photos, maintain current drawing files, meeting minutes, and schedule tracking. 
  • Document and provide notice of contract noncompliance to project team. 
  • Schedule and coordinates FF&E, IT & Move management. 
  • Manages field coordination of testing agencies, special services, Cx agent, etc. 
  • Monitor RFI and submittal process.
  • Reviews and document contingency draw requests and change order requests for scope accuracy and reasonableness.
  • Maintains contingency and change management logs and reviews certified Payrolls. 
  • Provides review and coordinates design team or other consultants' reviews of contractors' applications and payments. 
  • Coordinates site visits as needed by design team to review on-going work in place. 
  • Provides daily updates of potential financial concerns. 
  • Tracks and monitors all work performed on-time and material basis. 
  • Manage on-site logistical and coordination discussions with clients, contractors, and vendors. 
  • Participate in development of owner and design team punchlist items. 
  • Monitors the contractor's completion of punchlist related items. 
  • Monitors the contractor's completion of commissioning related punchlist items. 
  • Coordinated contractor provided owner-related training. 
  • Monitors the contractor's closeout responsibilities to ensure timely closeout process. 
  • Attends project meetings and schedules/coordinates owner consultant meetings. 
  • Participates and assists, as requested, with Professional Development training. 
  • Participates in interviews upon request and seeks opportunities with existing clients. 
  • Other miscellaneous related duties, as assigned. 

Qualifications
  • Bachelor’s degree, preferred. 
  • 5+ years of construction expertise, preferably public or municipal project experience. 
  • OSHA-10 certification required. 
  • Valid driver’s license required. 
  • Experience with renovation work and new building construction preferred. 
  • Solid understanding of building construction, field construction, including codes & safety requirements. 
  • Very good verbal and written communication skills. 
  • Solid understanding of construction sequencing and scheduling. 
  • Strong organizational skills required.
  • Must be able to work well with co-workers, clients, and contractors.
  • Proficient in reviewing and monitoring contractor provided baseline schedule, including monthly updates. 
  • Requires strong technical experience such as envelope, MEP, and/or FF&E. 
  • Very good computer skills including Microsoft Office Suite and Internet research. 
  • Ability to read, write and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.
