JOB SUMMARY

The Project Manager is responsible for overseeing and managing structural projects from inception to completion. Coordinating with various teams, ensuring project timelines are met, and maintaining the highest standards of quality and safety.

EDUCATION & EXPERIENCE

  • Bachelor's degree in architecture, Structural Engineering, or a related field.
  • Over six years of progressive project management experience in the hospitality renovation sector.
  • Used to work with deadline and multitasking work streams
  • Proficiency in blueprints and software related- blue beam, cad. Microsoft office
  • Diligent adherence to deadlines and financial parameters
  • Exceptional written and verbal communication aptitude
  • Skilled in delivering compelling presentations
  • Bilingual (English/Spanish)

FUNDAMENTAL REQUIREMENTS

  • Perform daily inspections of the projects including photographic records and written log of activities.
  • Must be able to meet deadlines and scope of work.
  • Project management level equal to outside 3rd party consultancy including fair bids and documented communication.
  • Prepare meeting minutes and distribute to all team members and selected Owner staff.
  • Prepare all documents and prep work and report on sub-contractors bid process (proposals, bid organization, meeting with subcontractors),
  • Develop and maintain an effective working relationship with all representatives from the occupant organizations, facilities management, information systems and service providers, as well as the leadership of various represented personnel.
  • Develop a line of communication with the managed facility occupants.
  • Provide metrics and reports as required.
  • Present findings to direct line manager for review and approval.
  • Coordinate, execute and implement all necessary work for the immediate functionality of the buildings.
  • Abide by and enforce policies and procedures. Adjust any procedure in accordance with actual conditions.
  • Review with user project financial assumptions as they relate to the project. Present findings using project performance criteria.
  • Ensure that all subcontractors and vendors comply with prescribed safety norms.
  • Coordinate all vendors and subcontractors work on site.
  • Issue periodic weekly project progress reports.
  • Review and process subcontractor and vendor payments.
  • Monitor project costs and maintain cost accounting records to provide a continual summary of all costs as they relate to budget.
  • Monitor and report schedule status.
  • Consult as to avoid construction conflicts.
  • Mediate and solve construction conflicts that do occur.
  • Coordinate with Hotel in-house personnel to ensure timely coordination of project operational issues.
  • Prepare and maintain complete project records through appropriate documentation including conference reports, correspondence, and contract documents. Submit those records to hotel as part of project closeout.
  • Deliver close out documentation to hotel including manuals, warranties, etc.
  • Perform other duties as requested by management.

PHYSICAL REQUIREMENTS

  • Long hours sometimes required.
  • Light work – Exerting up to 20 pounds of force occasionally, and/or 10 pounds of force frequently or constantly to lift, carry, push, pull, or otherwise move objects.
