Job description

Position: Pre-Construction Associate
Position Overview:
The Pre-Construction Associate will support and work with Rockbridge Hospitality Development (RBHD) project managers and investment teams to establish baseline renovation scope and estimates, review project PIPs and help develop scope based on property due diligence reviews and record and establish project requirements and specifications. The Pre-Construction Associate will perform take-offs, conceptual estimating and cost modelling in support of the establishment of project total capital budget outlines for renovation and new build projects while adhering to RBHD standard forms and processes.
Key Responsibilities:
  • Develop and maintain unit pricing standards for cost modeling based on current market information and verify accuracy of standards against actual results.
  • Work with third party construction managers or contractors to update RBHD database with market data, to improve overall throughput and accuracy.
  • Manage large data sets to maintain RBHD BI Environment.
  • Assemble accurate and well-organized estimates and proposals in a timely manner for construction/project management formatted projects.
  • Review due diligence materials, PIPs, partner/developer estimates and drawings to determine scope of work and required contents of estimate.
  • Complete budgeting and scheduling for projects and track same. Establish original budget and update from conceptual or initial budget, through incorporation of construction manager’s first estimate. Update database at each major milestone, from schematic design, to GMP and final cost at completion. Monitor progress and identify any potential risks.
  • Perform complex and multiple estimating assignments and understand and execute multiple delivery methods, including hard bid, negotiated GMP.
  • Communicate with RBHD operations, Rockbridge investment and asset management groups regarding new and current projects.
Candidate Qualifications:
  • 4-year degree in Architecture, Engineering, Building Construction or related area.
  • 2 to 4 years of related experience preferred, minimum two years estimating experience. (Hospitality estimating experience is a plus)
  • Excellent verbal and written communication skills
  • Strong analytical, problem solving and organizational skills
  • Excellent computer skills, with an emphasis on Microsoft Excel, On Screen Takeoff or Bluebeam, Stack and Procore.
  • Experience with Ediphi and/or other AI estimating tools is desired.
  • Demonstrates a collaborative, adaptable, and highly communicative approach, working effectively with cross-functional teams and stakeholders to achieve shared objectives.
