Job Type: Full-time

Location:Long Island City, NY


Work Schedule (One hour lunch time, Flexible pending on the work load):

  • Monday: 11:00 AM 7:00 PM
  • Tuesday: 10:00 AM 6:00 PM
  • Wednesday: 11:00 AM 7:00 PM
  • Thursday10:00 AM 6:00 PM
  • Friday: 10:00 AM 6:00 PM
  • Saturday: 11:00 AM 3:00 PM
    24/7 hour on call if there is an emergency.


Job Summary:

We are seeking a dedicated and reliable Superintendent to manage daily operations for both a small 5-story residential building and an adjacent warehouse. This dual-role position involves maintaining cleanliness, organization, and safety in both properties while responding to emergencies and supporting the Property Manager in all assigned tasks. The ideal candidate is proactive, detail-oriented, and capable of multitasking in both residential and warehouse environments.


Responsibilities:

Residential Condo (5-Story Building) Daily Duties:

  • Inspect and maintain all common areas (lobby, hallways, stairwells, laundry, elevators, and other shared spaces).
  • Perform routine cleaning, sweeping, mopping, and upkeep of floors, surfaces, and entrances.
  • Take out trash on Monday, Wednesday, and Friday around 6:00 PM and return bins to designated areas afterward.
  • Monitor and address minor maintenance issues (plumbing leaks, HVAC, electrical, lighting) and report major issues to the Property Manager.
  • Respond promptly to tenant requests and emergencies, such as lockouts, water leaks, or power outages.
  • Coordinate repairs and maintenance work with vendors and contractors when necessary.
  • Conduct periodic inspections of fire safety equipment, lighting, HVAC systems, and elevators, reporting issues to the Property Manager.
  • Maintain logs of daily maintenance activities, incidents, and completed tasks.
  • Ensure compliance with building safety regulations, including fire codes, safety signage, and emergency exits.
  • Supervise the condition of building systems and common appliances, reporting malfunctions promptly.
  • Assist in moving furniture or equipment for tenants or management as needed.
  • Perform snow removal, salting, and other weather-related maintenance tasks when required.
  • Complete any other tasks assigned by the Property Manager.

Warehouse Daily Duties:

  • Maintain warehouse in clean, organized condition; sweep floors, organize storage areas, and clean drains as needed.
  • Monitor for leaks, structural issues, pests, or other hazards, and take immediate action to mitigate problems.
  • Dispose of shredded paper every Wednesday around 6:00 PM and ensure proper disposal methods are followed.
  • Respond promptly to emergencies, including leaks, fire, equipment malfunctions, or safety incidents.
  • Conduct routine inspections of storage areas, shelving, and warehouse equipment.
  • Maintain accurate records of maintenance, repairs, and daily activities for reporting to the Property Manager.
  • Assist with moving, organizing, or staging inventory when necessary.
  • Ensure warehouse safety protocols are followed, including proper use of PPE, fire extinguishers, and safe lifting practices.
  • Coordinate vendor visits or contractors for maintenance, repairs, or equipment installation.
  • Complete any additional tasks assigned by the Property Manager.


Qualifications and Skills:

  • Prior experience in property maintenance, facilities management, or warehouse operations preferred.
  • High school diploma or equivalent; technical training in maintenance is a plus.
  • Ability to handle physical work, including lifting, organizing, and cleaning.
  • Knowledge of basic plumbing, electrical, HVAC, and general building systems.
  • Strong attention to detail, problem-solving, and organizational skills.
  • Reliable, punctual, and able to work independently.
  • Ability to respond to emergencies, including snow removal and urgent maintenance issues.
  • Strong communication skills and customer-service oriented.
