Position Summary

The Specialty Underwriting Team Lead is responsible for leading and performing the company’s specialty review functions—Condo Reviews, Trust Reviews, and Solar Reviews—for loans originated under conventional, government, and non-agency programs. This includes the assessment of condominium projects, the review of title and vesting for properties held in trusts, and the review of solar panel agreements to determine ownership and lien position. Clear and accurate communication throughout the origination and processing departments is a must. Experience with Fannie Mae’s Condo Project Manager (CPM) and the Project Eligibility Review Service (PERS) is required.

 

Specific Duties and Responsibilities

Condo Reviews

·         Critically analyze, evaluate, and decision condominium project documentation—including CC&Rs, budgets, reserve studies, insurance certificates, and HOA questionnaires—in accordance with all agency, government, and investor guidelines (Fannie Mae, Freddie Mac, FHA, VA, and Non-Agency)

·         Complete Full and Limited condo project reviews using Condo Project Manager (CPM), and submit projects through the Project Eligibility Review Service (PERS) when required

·         Evaluate non-warrantable condo projects and provide clear, well-supported eligibility determinations

·         Complete comprehensive project reviews in a timely manner to meet service level expectations

Trust Reviews

·         Review title, vesting, and trust documentation to confirm that properties held in living or inter vivos trusts meet agency and investor eligibility requirements

·         Verify trustee authority and chain of title, and confirm the trust satisfies conventional and government underwriting guidelines prior to closing

Solar Reviews

·         Review solar panel agreements—including leases, power purchase agreements (PPAs), solar loans, and PACE assessments—to determine ownership and lien position

·         Analyze UCC-1 fixture filings to determine whether a lien attaches to the real estate or solely to the solar equipment, and obtain subordination or termination when required

·         Confirm that lease, PPA, and financing payments are correctly reflected in the borrower’s debt-to-income (DTI) ratio and that appraisal treatment aligns with agency guidelines

 

General and Team Leadership

·         Maintain the pipeline and communicate issues to homeowners associations, brokers, and Orion employees

·         Serve as the escalation point for complex, high-risk, or exception files across all specialty review types

·         Remain informed and current on all agency and investor guidelines and updates

·         Maintain a high level of customer service

·         Work with the post-closing department on any stipulations for closed files

·         Perform other duties as assigned

Preferred Qualifications and Experience

·         2+ years of condominium project review experience, with working knowledge of Condo Project Manager (CPM) and PERS

·         Experience reviewing properties held in trusts, including trustee authority and title vesting requirements

·         Experience reviewing solar agreements (leases, PPAs, solar loans, and PACE) and interpreting UCC-1 fixture filings

·         Thorough understanding of all agency and investor underwriting policies (Fannie Mae, Freddie Mac, FHA, VA, and Non-Agency)

·         Proficient knowledge of industry-standard computer programs

·         Ability to work efficiently and effectively under deadlines while maintaining professional standards

·         Ability to manage multiple tasks and competing deadlines

·         Strong analytical and decision-making skills

·         Excellent written and verbal communication skills to provide exceptional customer service

Physical and Work Conditions

Standard office environment, equipment, and tasks, including work at a computer terminal. This position requires partial sitting and walking throughout the day. Employees must be open to working overtime to complete assigned tasks.
