Job description

Peabody Properties, Inc. is seeking an experienced Senior Condominium Property Manager to successfully manage a well established condominium community in the Greater Boston Area. 

The Senior Condo Manager holds a position of leadership and ultimate accountability for all property operations within their assigned portfolio ensuring that each property is operating in accordance with company policy and standards of practice positioned to achieve stated goals and objectives of each respective condo association.

Additional responsibilities include offering guidance and support to the Board of Directors, attending all meetings of the Board of Directors and of the membership of unit ensuring an atmosphere of trust and confidence is established and maintained.

Functions of the Position:

  • Ensure that each property is fully staffed with appropriately skilled personnel.
  • Establish performance goals and benchmarks with all on-site personnel, and follow company protocols for monitoring the measurement of goal and benchmark achievements.
  • Assume ultimate accountability for every aspect of property operation performed by staff, including but not limited to client relations, administration, financial management, property maintenance and repair and capital projects.
  • Establish a positive professional relationship with the Board of Directors; attend all monthly Board of Directors Meetings and Annual Membership Meetings.
  • Ensure that management reports are prepared completely and accurately.
  • Closely monitor monthly operating statements, ensuring that the property is being operated in a manner consistent with fiscal responsibility.
  • Oversee the annual budget process as conducted by the Condo Manager; monitor the scheduling of the budget process to ensure that Condo Managers are adhering to company policies.
  • Ensure that each property has a professionally developed Capital Needs Assessment; ensure that the CNA is meaningful and cause it to be updated in accordance with company policy.
  • Conduct weekly site visits to each property within the assigned portfolio.
  • Perform other duties as assigned.
