Job description

Position Summary:
The property management Intern Office position requires an energetic and motivated individual. Qualified candidates for the Intern Office position must enjoy working with people and demonstrate a strong desire to learn and engage in aspects of residential property management. A successful Intern Office associate is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary Responsibilities:
  • Learn the essential skills required to operate a multi-family apartment community, gaining broad exposure to all aspects of residential property management by the end of the internship
  • Shadow and collaborate with team members across key property roles-including customer service, leasing, marketing, and maintenance-to understand how each function contributes to the overall success of the property
  • Deliver outstanding customer service by responding to resident concerns and contributing to a positive community environment through effective conflict resolution
  • Conduct market research and competitive property analysis; help implement marketing and leasing strategies based on findings
  • Develop and apply sales techniques to identify prospective residents, respond to electronic and phone inquiries, and conduct property tours
  • Gain an understanding of property budgeting and financial management; learn what actions are necessary to achieve monthly and quarterly financial targets
  • Become familiar with routine and preventive maintenance needs, landscaping, and the impact of utilities on operational efficiency
  • Understand how preventative and responsive maintenance practices positively impact the property's bottom line, resident retention customer service ratings
  • Assist with scheduling, inspecting and updating timely completion of pre-moves outs, make-readies, service requests in coordination with maintenance staff
  • Participate in employee engagement efforts, team-building, training sessions and intern focused events to deepen knowledge of property management procedures
  • Support the team by preparing resident communications, such as notices for maintenance, inspections, or property updates; place phone calls as needed
  • Assist in reviewing monthly financial performance reports and collaborating with the onsite leaders and team to develop strategies for budget compliance, revenue optimization, and expense control
  • Proactively seek opportunities for growth and development in property management and leadership
  • Ensure market ready apartments, common areas and amenities meet Weidner's standards for cleanliness and readiness daily
  • Help distribute resident notices and correspondences while upholding confidentiality and protecting sensitive information
  • Accompany vendors to occupied and vacant units when necessary, ensuring property communication and access
  • Support the lease renewal process and contribute to resident retention efforts
  • Maintain a clean, organized and professional appearance of the leasing office at all times
  • Create, store and maintain residential files, while ensuring strict confidentiality
  • Collect revenues; including rents, deposits and fees
  • Accept and document service requests; follow up upon completion
  • Follow all company key logging and storing procedures
  • Regular and effective communication with MIT Program Manager / Community Director / Area Director / Regional Director
  • Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
  • Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately

Qualifications:
  • Currently enrolled in or recently graduated from a 4-year accredited program
  • Interest in property management career
  • Ability to work in a fast-paced professional environment and be customer service oriented
  • Dependable, organized and ability to make good judgments; Have excellent interpersonal communication skills
  • Ability to problem-solve and bring innovative ideas to challenges; handle stress effectively
  • Excellent time management skills; Able to complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Experienced in Microsoft products (Word, Excel, PowerPoint and Outlook)
  • Follow Weidner's Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws
  • Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work outside of normal scheduled hours as needed
  • Willing and able to be assigned to other Weidner properties as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Driver's license and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
