JOB SUMMARY:
The Assistant Community Manager supports the daily operations of their assigned community and works closely with the Community Manager to ensure efficient property management, resident satisfaction and retention, and achievement of financial and operational goals. The Assistant Community Manager assists with leasing, resident relations, and financial administration and is a key contributor to the overall success of the property.
ESSENTIAL JOB FUNCTIONS:

Financial and Administrative Responsibilities:
  • Collect and post rent payments, security deposits and other fees accurately and on time.
  • Manage delinquencies, payment arrangements and late notices.
  • Process any NSF checks, including posting the entry and notifying the residents.
  • Maintain accurate lease files, ensuring compliance with company policies and fair housing regulations.
  • Walk vacated units and accurately assessing and charging for damage or cleaning.
  • Accurately enter data into data management systems.
  • Manage tasks in Entrata.
  • Prepare reports, resident correspondence and other documents.
  • Leasing and Marketing
  • Assist Leasing Professionals with all leasing efforts.
  • Conduct tours with prospective residents and process applications.
  • Coordinate move in dates.
  • Assist with planning the monthly and quarterly marketing activity plan.
  • Obtain renewals on expiring leases.
  • Fully understand and be able to explain the entire lease contract.
Resident Relations and Customer Service
  • Provide best-in-class customer service to current and prospective residents.
  • Provide support to new residents during move in.
  • Promptly handle resident questions and concerns in a timely and professional manner.
  • Coordinate move outs and resident transfers.
  • Help coordinate resident events, fostering a sense of community.
Operations Support
  • Collaborate with the maintenance team to ensure work orders are completed in a timely manner and units are turned promptly.
  • Inspect the assigned property to maintain curb appeal and safety standards.
  • Enforce community policies and lease agreements consistently and fairly.
SKILLS + ABILITIES:
  • Proficiency in Property Management Software (Entrata is preferred).
  • Strong organizational skills and the ability to function in a high-volume environment.
  • Problem solving and conflict resolution skills.
  • If job duties require the use of a vehicle or golf cart, you must maintain a valid driver’s license, an acceptable driving record, and current auto insurance.
EDUCATION + EXPERIENCE:
  • High School Diploma or equivalent.
  • At least 1-3 years of Multi-Family Property Management or Leasing experience.
WORKING CONDITIONS:
  • Ability to operate in an open work area with moderate everyday noise.
  • Regular use of standard office equipment such as computers and telephones
