Job description

• The maintenance technician will have a proven track record of maintaining excellent physical environments of various facilities. Proven track record of working with building personnel to ensure all needs are met and any maintenance work is completed. Works to achieve complete satisfaction in regards to the cleanliness and safety of environments.

• Bringing forth the ability to communicate well with others and the drive to meet standards of excellence in building and common area maintenance to include Recreation Center, the pool, playground, pavilions, sports courts, gates, sidewalks, curbs, trash receptacles, pole lights, or a mixture of all.

Organization Structure:

Position reports directly to the Property Director. Directives given to the Maintenance Staff directly by anyone other than the CD should be communicated and cleared before proceeding.

Essential Job Functions:

• Maintenance of common areas, Rec facilities, and pool (CPO certified).

• Conduct routine inspections and coordinate with the CD the scheduling of needed services for the overall condition of a facility or space.

• Daily duties include cleaning the pool, testing the chemicals, emptying dog station, leaf blowing the tennis courts, and other routine maintenance checks of the facilities.

• Informs Supervisor of needed supplies.

• Maintains all cleaning solutions in accordance to OSHA requirements for hazardous chemicals.

• Removes trash from premises and assists in emergency cleaning.

• Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.

• Maintains friendly and professional attitude.

• Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas.

• Ensures that all facilities and common ground remains in good condition, safe, and functional at all times.

• Ensures that security and safety procedures are adhered to at all times.

• Ensures all safety precautions are followed while performing work.

• Maintains working relationship with office and all other staff.

• Completes daily work orders as scheduled.

• Reports and discrepancies or deficiencies to Supervisor

Physical Demands:

• Position requires extensive time outdoors and around the property. Must be able to work in hot, humid and wet conditions.
