ESSENTIAL FUNCTIONS & RESPONSIBILITIES
  • Maintain the appearance of common areas, lawns, and landscaping within the mobile home community
  • Assist with trash collection and ensure proper disposal of waste in designated areas
  • Utilize physical dexterity and stamina to perform tasks that may involve lifting, bending, and working in various weather conditions
  • Perform routine maintenance and repairs on buildings, equipment, and common areas to maintain their functionality and appearance
  • Diagnose and troubleshoot mechanical, electrical, and plumbing areas
  • Address maintenance requests from residents and complete repairs promptly and efficiently
  • Conduct regular inspections to identify areas that require attention and implement preventative maintenance measures
  • Collaborate with property management to ensure the safety, comfort, and satisfaction of residents
  • Maintain accurate records of maintenance activities, including work orders and repairs performed
  • Responds to emergencies, such as leaks, power outages, and other urgent maintenance needs
  • Comply with all established safety procedures and protocols, including the proper use of personal protective equipment (PPE) and tool safety
  • Willingness to learn and adapt to new technologies and industry advancements
  • REQUIREMENTS, QUALIFICATIONS, EXPERIENCE
  • Proven experience in property maintenance, preferably in a residential or multiunit setting
  • Strong knowledge of mechanical, electrical, plumbing and rehab of homes.
  • Ability to use hand and power tools effectively and safely
  • Excellent problemsolving skills to diagnose issues and provide effective solutions
  • Strong communication skills to interact with residents and colleagues in a professional manner
  • Ability to read, write, speak, and understand English adequately as the position commands
  • Attention to detail and a commitment to delivering highquality workmanship
  • Ability to work autonomously and oncall as necessary
  • Ability to lift, push, and transport minimum of 50 pounds
  • Ability to bend at the waist, position self to access structures and appliances both low to the ground and at ceilinglevel or higher, moving, traversing, etc. as job may require.
  • Reliable personal vehicle (nonmotorcycle) equipped for daily commuting to job site and to retrieve tools/ transport maintenance supplies.
  • Valid U.S. Driver's License; driving record is subject to evaluation
  • Personal cell phone realtime communications, emergency responses, and remote access to Company documents/ timesheets.
  • Reliable personal vehicle (nonmotorcycle) equipped for daily commuting to job site and to retrieve tools/ transport maintenance supplies.
  • ENVIRONMENTAL CONDITIONS
  • Heat or cold (temperatures above 90 degrees and below 32 degrees)
  • Noise level which may, at times, require normal hearing protection in the form of ear plugs
  • Limited areas of high voltage electric
  • Lubricating fluids, cleaning solvents, batteries, etc.
  • Cleaning solutions and products used to perform custodial duties
  • Paints and solvents
  • Spaces that may require the use of a dust mask/respirator
