Location: North Myrtle Beach, SC 29582
Job Type: Full-Time, Temp-to-Permanent
Schedule: Monday through Friday, 8:00 AM to 5:00 PM
Hours: Approximately 40 hours per week
Pay: Starting at $24.00 per hour

Job Overview

We are seeking a hands-on Maintenance Supervisor to lead and support our maintenance team in North Myrtle Beach, SC. This position requires a strong maintenance professional who can assist technicians with troubleshooting, manage work orders, coordinate outside vendors, and respond to property emergencies when needed.

The ideal candidate will have leadership experience, strong computer skills, and broad knowledge of building maintenance systems, including HVAC diagnostics, plumbing, basic electrical work, drywall repair, painting, and general property maintenance.

Candidates residing in North Myrtle Beach, Myrtle Beach, Little River, Longs, Conway, Loris, South Carolina, and Tabor City, North Carolina are encouraged to apply.

Responsibilities

  • Supervise and support the daily activities of the maintenance team.
  • Assist team members with troubleshooting maintenance issues and determining appropriate solutions.
  • Assign, track, and update work orders using the property's maintenance management system.
  • Coordinate outside vendors and contractors for specialized repairs when necessary.
  • Conduct routine inspections of buildings, common areas, and grounds.
  • Troubleshoot maintenance issues, including HVAC systems, and determine when licensed vendors are required.
  • Perform or assist with drywall repair, painting, plumbing troubleshooting, basic electrical work, and general property maintenance as needed.
  • Maintain knowledge of fire safety, water mitigation, and emergency response procedures.
  • Ensure the property remains clean, safe, and well-maintained.
  • Identify and report safety concerns, property damage, and major repair needs to management.
  • Maintain professional interactions with residents, guests, vendors, and team members.
  • Participate in after-hours emergency calls and occasional Saturday work when maintenance issues arise.

Required Qualifications

  • At least five years of professional experience in property, building, or facilities maintenance.
  • Previous supervisory, lead, or maintenance team leadership experience required.
  • Working knowledge of drywall repair, painting, plumbing, basic electrical systems, HVAC diagnostics, and general building maintenance.
  • Strong computer skills, including experience managing work orders, updating records, and communicating electronically.
  • Knowledge of fire safety, water mitigation, and emergency response procedures.
  • Ability to evaluate maintenance issues and determine when outside vendors or licensed contractors are needed.
  • Strong communication, organizational, and problem-solving skills.
  • Dependable attendance, reliable transportation, and availability for occasional after-hours emergencies.
  • Ability to meet the physical requirements of the position, with or without reasonable accommodation.
