Position Title: Junior Land Acquisition Specialist

Position Type: Full Time

Compensation: Base + Uncapped Commissions (Realistic OTE $90K – $135K+)

Key Responsibilities

  • Own and manage a full origination pipeline from initial outreach through executed closing, maintaining disciplined tracking to achieve monthly, quarterly, and annual targets.
  • Prospect and source new opportunities through cold outreach, inbound leads, and relationship-driven business development to build a scalable book of business.
  • Serve as a trusted advisor to property owners, guiding them through the ground lease buyout process with a consultative, solutions-oriented approach.
  • Lead negotiations and structure transactions, aligning deal terms with investment criteria while maximizing value for both the client and the firm.
  • Manage the full acquisition lifecycle, including underwriting, LOI execution, due diligence coordination, and closing in partnership with internal legal and operations teams.
  • Cultivate long-term relationships with property owners and industry stakeholders to generate repeat business and referral-driven deal flow.
  • Consistently achieve and exceed performance metrics and KPIs, including pipeline growth, deal conversion, and revenue targets.
  • Develop deep market expertise in telecommunications, real estate, and digital infrastructure investments to enhance credibility and execution.
  • Contribute to strategic initiatives and product innovation, helping refine offerings and strengthen competitive positioning in the market.


Qualifications

  • 2 to 5 years of experience in sales or business development, preferably in finance, real estate, mortgage lending, medical sales, telecommunications, or a related industry
  • Proven experience cold calling and managing the full deal lifecycle from initial outreach through closing
  • Hunter mentality with a demonstrated ability to build a pipeline, generate new business, and close transactions
  • Strong communication, relationship-building, and negotiation skills
  • Competitive drive with a track record of meeting or exceeding sales targets and KPIs
  • Natural sales ability paired with strong business judgment and commercial acumen
  • Experience negotiating transactions from sourcing through execution and close
  • Familiarity with real estate transactions and closing processes
  • Working knowledge of financial concepts such as IRR and NPV
  • Proficiency with CRM tools, including Salesforce, and Microsoft 365 applications such as Outlook, Excel, PowerPoint, and Teams
  • Experience in origination, acquisitions, or business development within renewable energy, commercial real estate, mortgages, telecommunications, land acquisition, or mineral rights acquisition preferred

Preferred Skillset:

Experience in commercial real estate, financial services, mortgage banking, telecommunications, or a related industry.


Working knowledge of financial concepts such as time value of money and market pricing dynamics is beneficial but not required.
