Job description

Overview

At Cedar Brook Properties, we are seeking a skilled Real Estate Disposition Asset Manager in the Dallas, TX area to join our dynamic, entrepreneurial team in a high-transaction-volume and client service environment. We are a large buyer of homes for renovation and resale nationwide. Our business model revitalizes existing residential properties to provide affordable, renovated homes for new homeowners. We convert advertising into buying single-family homes in any condition, asโ€‘is, for cash from motivated sellers, while providing fast and friendly service.

In this role, you will drive the realization of value and liquidity in our residential real estate portfolio through effective pricing, marketing, negotiation and contract execution of companyโ€‘owned homes balancing speed, margin, and market risk. This role is the primary owner of sales performance for our home sales, coordinating closely with internal teams (project management, operations, accounting and transactions) and external partners (brokers, buyers and title companies) to execute the optimal sale plan for each home.

Success in this role requires strong market understanding, disciplined execution, dataโ€‘driven decisionโ€‘making, and the ability to manage multiple assets and timelines simultaneously. This position offers a base salary in the range of $85,000 to $105,000 with performanceโ€‘based annual bonus and medical, dental, vision, 401(k), and paid time off benefits. This role is hybrid 3 days in the office and 2 days work at home out of our Addison, TX office.

Responsibilities
  • Own the end-to-end execution of home sale transactions, including pricing and listing strategy, agent/broker selection and communication, staging and marketing approvals, listing/pricing reviews, offer evaluation, contract negotiation and execution, due diligence negotiation, and hand-off to escrow/closings team.
  • Ensure accurate transactions, consistent execution and quality partner experience while driving performance against key metrics including days on market, list-to-sale variance, credit concessions, and days to close.
  • Serve as the escalation lead for complex, high-risk, or timeโ€‘sensitive transactions, resolving issues to preserve deal economics and momentum.
  • Provide pipeline and transactional performance reporting to regional management and senior leadership for visibility into deal flow, pricing, market data/buyer feedback, execution effectiveness and exit strategy results.
  • Improve workflows, policies, and reporting to support scalable, consistent execution as transaction volume increases.
  • Collaborate effectively with operations/closings, project management, accounting and brokerage/agent, legal and title partners.
  • Serve as the primary escalation point for more complex, highโ€‘risk, or timeโ€‘sensitive transactions aiming to resolve issues and maintain deal momentum.
  • Occasional travel to conferences and Company meetings to represent the company at industry events to expand disposition channels and networks.
  • Other duties as assigned by leadership.
Qualifications
  • 5+ years of experience in residential real estate dispositions or asset management with direct accountability for sale transaction outcomes; experience in fixโ€‘andโ€‘flip or REO sales a plus.
  • The ideal candidate will have 5+ years of experience successfully working with internal teams and external partners in a collaborative approach to execute dispositions, while delivering results with a strong sense of urgency, ownership and accountability.
  • A bachelorโ€™s degree is preferred, with a field of study in real estate, business, marketing, or sales a plus.
  • Proven experience managing the sale of single-family residential properties, including pricing, listing strategy and adjustments, buyer negotiations, closings and disposition outcome forecasting.
  • Demonstrated track record of meeting or exceeding disposition performance targets in a high-volume environment.
  • Strong understanding of real estate market dynamics, pricing trends, comparable sales analysis (CMAs/BPOs), and buyer/broker behavior across varying market conditions.
  • Demonstrated ability to optimize sale price and days on market through disciplined execution and data-driven decision making.
  • Experience working with real estate agents, brokers, investors, title companies, and escrowing partners to drive transactions to close.
  • Strong negotiation skills with a track record of successfully managing offers, counteroffers, and contract terms.
  • Ability to manage multiple assets simultaneously, prioritize effectively, and meet aggressive timelines and performance targets.
  • High level of proficiency with CRM systems, listing platforms (MLS), and internal reporting tools to track activity, performance, and pipeline health.
  • Excellent written and verbal communication skills, with the ability to clearly convey strategy, performance, and risks to internal stakeholders.
  • Self-motivated, highly entrepreneurial, professional, and goal-oriented.
  • Comfortable operating in a fast-paced, high-transaction-volume environment, exercising strong judgment and decisiveness when balancing speed versus price.
  • High level of integrity and sound business judgment.
  • Highly organized with strong time management and multi-tasking skills.
  • Ability to work effectively both in a team environment and independently; open to direction and collaboration.
