Position Summary
Hammes Partners is a private investment platform that manages money on behalf of large institutional investors and invests in healthcare real estate, including investments in existing assets, development projects and adaptive reuse opportunities. The Fund Accountant is responsible for performing various accounting and operational functions including but not limited to preparing financial statements for the private equity funds, forecasting borrowing and capital needs based upon the investment pipeline, preparing investor capital calls and distributions, treasury management, assisting with fundraising, assisting with investor requests, and assisting in assuring the funds' operations are within the guidelines of the partnership agreements, compliance policies and the regulations set forth by the Securities Exchange Commission for Registered Investment Advisors.
Principal Duties and Responsibilities
This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.
  • Ensures Generally Accepted Accounting Principles (GAAP) and other applicable accounting pronouncements are appropriately followed and the Funds' books and records accurately reflect these standards.
  • Monitors the cash positions of the Funds and forecasts cash needs based upon investment pipeline; makes recommendations for the use of the $250M+ line of credit and on when to call capital from investors based upon the economic impact of alternative courses of action.
  • Supports investment acquisition and disposition transactions through review of closing statements against supporting documents and purchase & sale agreements, and obtaining funds needed.
  • Assists in the initial set-up of new investments, which includes but is not limited to understanding the legal structure and nuances of the investments as well as aiding in the transition to property management accountants.
  • Prepares quarterly financial statements and investor reports for the Funds.
  • Works closely with the property management accountants to obtain and understand budgets, property level financial statements and expected cash needs for properties of the Funds.
  • Reviews quarterly property investment distribution packages prepared by the separate property accounting team for reasonableness and gains understanding of increases or decreases in distributions relative to budget.
  • Assists with preparation of information and presentations for fundraising and potential investors' due diligence requests.
  • Assists in the set-up of new funds, including developing sub-ledgers and processes based on the interpretation of fund legal documents and investor side letters.
  • Prepares quarterly Investor capital calls and Investor distributions.
  • Handles day to day banking functions (wire initiation, book transfers, set up of new accounts).
  • Prepares work papers and assists in annual financial statement audits.
  • Prepares work papers and assists in tax compliance process.
  • Performs special projects as requested.
  • While the Fund Accountant's primary responsibilities are accounting, record keeping and financial reporting for the Funds, as well as investor reporting, the responsibilities of this role may also include:
  • Assisting with the preparation of budgets and long-term forecasts for the Advisor.
  • Performing accounting activities related to maintaining complete and accurate general ledger accounts and financial statements for Hammes Realty Advisors, LLC (the Registered Investment Advisor)(as backup for the staff accountant).
  • Reviewing accounts payable batches and expense reports for accuracy and compliance with expense reimbursement policy (as backup for the staff accountant).

Knowledge, Skills & Abilities

  • Bachelor's degree in Accounting, CPA preferred, and a minimum of 2 years of accounting/financial experience.
  • Advanced knowledge of accounting terminology, principles, and procedures required.
  • Ability to interpret legal documents and understand complex concepts such as private equity fund waterfalls and carried interest.
  • Must be able to handle multiple projects, changing priorities and a demanding, time-sensitive workload.
  • Must be able to work independently and with minimal supervision.
  • Strong oral and written communication skills, and ability to conduct oneself in a polished and professional manner when interacting with external investors and others.
  • Strong analytical skills and attention to detail. Must be well organized.
  • Ability to find solutions to moderate to complex problems.
  • Ability to keep information strictly confidential.
  • Must have intermediate to advanced knowledge of Microsoft Office (Excel, Word, Outlook).
  • Experience working with real estate accounting software, preferably Yardi, is a plus.
