Commercial Property Manager - $110-125K

Property Management company located in Westchester is searching for a Property Manager with 8 plus years experience with commercial & warehouse properties. Must be able to handle construction projects with expertise!

Our client is seeking a knowledgeable, hands-on Property Manager to oversee the day-to-day operation, maintenance, repair, and tenant coordination of commercial properties. The ideal candidate must have strong practical familiarity with building trades, including plumbing, heating, electrical work, sheetrock repair, grout installation, fixture installation, and general property maintenance. This person should be able to evaluate whether work is being performed properly, communicate effectively with contractors, vendors, and tenants, and protect the interests of the landlord while maintaining professional tenant relations.

Primary Responsibilities:

ยท Oversee routine maintenance, repairs, inspections, and property improvements.

ยท Assess repair issues and determine whether work is necessary, appropriate, properly priced, and completed in a workmanlike manner.

ยท Coordinate, supervise, and follow up with contractors, vendors, maintenance workers, and service providers.

ยท Review contractor proposals, invoices, and scopes of work for accuracy, reasonableness, and completeness.

ยท Preventative maintenance of all buildings.

ยท Inspect completed work involving plumbing, heating, electrical fixtures, sheetrock, tile, grout, doors, windows, appliances, and related building systems.

ยท Respond to tenant maintenance requests and determine whether the issue is the responsibility of the tenant or the landlord.

ยท Communicate professionally with tenants, contractors, vendors, owners, and management.

ยท Maintain organized records of work orders, inspections, repairs, vendor communications, lease issues, and tenant requests.

ยท Identify potential safety, code, maintenance, or habitability concerns and recommend appropriate action.

ยท Protect the landlordโ€™s interests by questioning, challenging, or disagreeing with contractors, vendors, or tenants when facts, workmanship, lease terms, or costs warrant it.

Required Trade and Maintenance Knowledge:

ยท Working knowledge of plumbing systems, including leaks, clogs, shut-off valves, faucets, toilets, sinks, drains, supply lines, and installation of plumbing fixtures.

ยท Working knowledge of heating systems and general HVAC-related service issues.

ยท Working knowledge of electrical systems, including switches, outlets, lighting, breakers, fixtures, and safe coordination with licensed electricians where required.

ยท Ability to understand and evaluate sheetrock repair, patching, painting, tile work, grout installation, caulking, flooring, doors, locks, windows, and general carpentry repairs.

ยท Ability to determine when an issue can be handled as routine maintenance and when a licensed contractor, plumber, electrician, or other professional is required.

ยท Ability to inspect work for quality, completeness, cleanliness, and compliance with the agreed scope of work.

Lease and Tenant Responsibility Review:

ยท Read and understand commercial leases.

ยท Identify and explain provisions relating to repairs, maintenance, utilities, alterations, access, tenant obligations, landlord obligations, insurance, default, and reimbursement.

ยท Determine whether a maintenance or repair issue is the tenantโ€™s responsibility, the landlordโ€™s responsibility, or a shared responsibility under the lease.

ยท Document lease-based determinations clearly and communicate them professionally to tenants and ownership.

ยท Work with management or legal counsel when lease language is unclear or when disputes arise.

Qualifications:

ยท Prior experience in property management, building maintenance, construction, facilities management, and contracting..

ยท Strong practical understanding of building trades and common repair issues.

ยท Ability to speak knowledgeably with contractors and vendors and challenge proposals, pricing, workmanship, or recommendations when appropriate.
