Le ou la Gestionnaire des opérations est responsable de la supervision des activités quotidiennes d’un portefeuille de propriétés résidentielles et commerciales. Cette personne veille à ce que les actifs immobiliers soient bien entretenus, exploités efficacement et offrent un niveau élevé de service aux locataires. Le rôle consiste également à diriger les équipes de gestion immobilière et d’entretien tout en collaborant étroitement avec la haute direction sur les initiatives opérationnelles, les projets d’immobilisations et la performance globale du portefeuille.

Principales responsabilités
  • Superviser les opérations quotidiennes d’un portefeuille d’immeubles résidentiels et commerciaux.
  • Encadrer et soutenir les gestionnaires immobiliers, les opérateurs d’immeubles, les concierges/surintendants et le personnel d’entretien.
  • Veiller à ce que les propriétés soient maintenues conformément aux normes de l’entreprise et aux exigences réglementaires.
  • Suivre les budgets d’exploitation, les dépenses et les contrats de services afin de maximiser l’efficacité opérationnelle.
  • Évaluer la performance des propriétés et mettre en œuvre des stratégies visant à améliorer la satisfaction des locataires et les opérations des immeubles.
  • Coordonner les travaux d’entretien, les réparations, les programmes d’entretien préventif et les projets d’amélioration des immobilisations.
  • Gérer les relations avec les entrepreneurs, consultants et fournisseurs de services, y compris la négociation des contrats et le suivi de leur performance.
  • Effectuer des inspections régulières des propriétés et assurer la résolution rapide des enjeux opérationnels.
  • Participer aux processus annuels de budgétisation, de prévisions financières et de planification des immobilisations.
  • Collaborer avec les équipes de location, de finances, de comptabilité et de développement sur les questions opérationnelles.
  • Veiller au respect des exigences en matière de santé et sécurité, d’environnement et de conformité réglementaire.
  • Développer et améliorer les politiques, procédures et meilleures pratiques opérationnelles.
  • Préparer des rapports opérationnels et formuler des recommandations à la haute direction.
  • Participer aux vérifications diligentes ainsi qu’à l’intégration opérationnelle lors d’acquisitions ou de dispositions de propriétés.
  • Intervenir dans les dossiers de locataires nécessitant une escalade et soutenir la résolution de situations opérationnelles complexes.
Qualifications
  • Baccalauréat ou diplôme en gestion immobilière, administration des affaires, ingénierie ou dans un domaine connexe.
  • Plus de 7 ans d’expérience progressive en gestion immobilière résidentielle et/ou commerciale.
  • Expérience préalable en gestion d’équipes de gestion immobilière ou d’opérations.
  • Solide compréhension des opérations de bâtiments, de l’entretien, des projets d’immobilisations et des meilleures pratiques en gestion immobilière.
  • Expérience dans la gestion des budgets d’exploitation et des contrats de fournisseurs.
  • Excellentes aptitudes en leadership, en organisation et en résolution de problèmes.
  • Fortes compétences en communication et en gestion des relations.
  • Maîtrise de la suite Microsoft Office ainsi que des logiciels de gestion immobilière (l’expérience avec Yardi est considérée comme un atout).

The Operations Manager is responsible for overseeing the day-to-day operations of a portfolio of residential and commercial properties, ensuring assets are well maintained, operating efficiently, and delivering a high standard of service to tenants. The role provides leadership to property management and maintenance teams while working closely with senior management on operational initiatives, capital projects, and portfolio performance.

Key Responsibilities
  • Oversee the day-to-day operations of a portfolio of residential and commercial properties.
  • Supervise and support Property Managers, Building Operators, Superintendents, and maintenance staff.
  • Ensure properties are maintained in accordance with company standards and regulatory requirements.
  • Monitor operating budgets, expenses, and service contracts to maximize operational efficiency.
  • Review property performance and implement strategies to improve tenant satisfaction and building operations.
  • Coordinate maintenance, repairs, preventative maintenance programs, and capital improvement projects.

  • Conduct regular property inspections and ensure timely resolution of operational issues.
  • Support annual budgeting, forecasting, and capital planning processes.

Qualifications
  • Bachelor's degree or diploma in Property Management, Business Administration, Engineering, or a related field.

  • Strong understanding of building operations, maintenance, capital projects, and property management best practices.
  • Experience managing operating budgets and vendor contracts.
