Role Summary
The Business Development Senior Associate will play a critical role in supporting the Business Development customer leads throughout the full customer development and opportunity development lifecycle from initial customer engagement to lease execution and beyond. This is an outstanding opportunity to gain or expand exposure to the data center real estate industry while honing vital analytical, financial modeling, deal structure development, and client service skills.
Travel: Ability to travel up to 15%-30% for company gatherings or to project sites.
Location: Denver, Colorado/Hybrid/Remote
Compensation: $110k - $125k (Plus bonus and variables)
Essential Responsibilities:
  • Conduct in-depth market research and analysis to understand changes within the data center industry that provide insight to the Rowan Business Development team and our customers
  • Perform customer research and due diligence to understand requirements and decision-making processes, stakeholders, and demand drivers
  • Abstract and summarize complex real estate lease agreements and term sheets
  • Draft preliminary term sheets outlining proposed business terms for prospective deals
  • Help prepare investment committee (IC) memos summarizing deal overviews, assumptions, recommendations, and next steps
  • Track evolving commercial terms and perform ad hoc financial analyses to support return economics and underwriting, working closely with the Finance team
  • Collaborate with cross-functional teams including site origination/development, legal, finance, construction, operations, and energy daily to address commercial questions and/or dependencies
  • Track critical path milestones, need-by dates, and potential financial commitments or project delays and report on commercial milestones in Weekly Business Review (WBR)
  • Assist with the negotiation and documentation of final lease and associated agreements
  • Monitor active transactions and provide ad hoc status reports to leadership

Education, Skills, and Experience
  • Bachelor's degree in business, economics, finance, real estate or related field
  • 2-4 years of relevant experience in real estate, consulting, investment banking or related roles
  • Strong analytical capabilities and Excel financial modeling skills
  • Excellent written and verbal communication abilities
  • Superior attention to detail and organizational skills
  • Proficiency with Microsoft Office suite
  • Self-motivated with the ability to multi-task and meet deadlines
Preferred Skills:
  • Prior exposure to commercial real estate markets and transactions
  • Experience using real estate and/or data center platforms (ArcGIS, Datacenter Hawk, S&P Global, etc.)
  • Working knowledge of commercial leasing practices, terminology and documentation
  • Familiarity with data center operations and infrastructure
