Estimator – Commercial Construction (General Contractor)

Location: Las Vegas, NV
Employment Type: Full-Time, Exempt
Department: Preconstruction / Estimating
Experience Level: Mid to Senior Level
Compensation: DOE ($95,000–$130,000+ depending on experience)

Position Overview

A well-established commercial general contractor is seeking a Commercial Estimator to support preconstruction efforts across a diverse portfolio of projects including office, retail, industrial, healthcare, and tenant improvements.

This role is responsible for developing accurate and competitive cost estimates, supporting project acquisition, and collaborating with internal teams and subcontractors. The ideal candidate brings strong knowledge of commercial construction methods, cost drivers, and the local subcontractor market.

Key Responsibilities

  • Review and interpret architectural, structural, civil, and MEP drawings and specifications
  • Perform detailed quantity takeoffs across all CSI divisions
  • Develop conceptual, schematic, and hard bid estimates for commercial projects
  • Analyze project scope, risks, constructability challenges, and cost-saving opportunities
  • Solicit, evaluate, and level subcontractor bids to ensure complete scope coverage
  • Prepare detailed scopes of work for subcontractors and vendors
  • Develop and manage project budgets, cost breakdowns, and bid summaries
  • Support value engineering efforts to align design with budget objectives
  • Collaborate with project management and field teams on logistics, phasing, and constructability
  • Participate in pre-bid meetings, design reviews, and internal estimate reviews
  • Maintain and build relationships with subcontractors and suppliers
  • Track and manage multiple bids while meeting strict deadlines
  • Utilize historical data and market trends to inform pricing strategies

Qualifications

  • Minimum 5+ years of estimating experience in commercial construction
  • Experience across multiple project types such as office, retail, TI, industrial, healthcare, or mixed-use
  • Strong understanding of construction methods, materials, and sequencing
  • Proven ability to perform accurate quantity takeoffs and cost analysis
  • Familiarity with Las Vegas / Southern Nevada subcontractor market preferred
  • Proficiency with estimating software (e.g., OST, Bluebeam, Timberline) and Microsoft Office
  • Strong analytical, organizational, and problem-solving skills
  • Ability to manage multiple projects and deadlines simultaneously
  • Excellent communication and collaboration skills
