SUMMARY As the leader of the business unit, manages all functions to ensure efficient and profitable operation by performing the following duties personally or through subordinate managers.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
General
Participates in DO/senior management calls held weekly.
Other calls as required.
Maintains regular communication with their immediate supervisor and or corporate officers as to staffing, quality, financial and human resource needs and/or changes for assigned properties and or managers.
Oversee or direct property improvements and or renovations or new property openings in conjunction with KHC Construction and Facilities team members and Development Team.
Communicates and/or participates in the communication with the owner/investors for assigned properties.
Reviews Executive Summary from assigned property manager prior to release.
Review brand.com sites and newsletters for important brand notifications and standard changes.
Plan weekly schedules in Outlook and share with select managers and/or VP you report to.
Sales, Marketing, Ecommerce, Revenue and Quality (SMERQ)
Monitors and directs assigned properties and managers efforts in SMERQ efforts in coordination with KHC SMERQ team leaders and associates.
Participates in Sales and Revenue calls for individual assigned properties.
Ensures compliance with franchise agreements through regular review and property visits and inspections of the individual property's quality and service programs.
Monitor and enforce KHC Basecamp reporting requirements, review weekly Basecamp posting to ensure they are posted each Friday and sales efforts are taking place.
Basic understanding of DELPHI Sales Management System.
Review both Revinate and Brand Service and Quality tracking systems such as SALT, Guest Voice or Medellia etc.
Monitor and directs property to ensure the general manager or trained designate are responding to guest relations and social media cases and assure properties are meeting 85% overall response rate and 100% response rate for 3, 2 and 1 star cases.
Monitors responses for professionalism and quality of responses. May at times take calls and or respond to guest seeking above property resolution to concerns.
Ensures guest satisfaction through excellent customer service, training and timely follow-up.
Ensure properties are sending property scorecards (Quality Reports) with narrative to select managers and/or VP you report to by Friday. Review weekly scorecards reports, inspections, and brand updates with property managers.
Inspects guests' rooms, public access areas, and outside grounds for cleanliness and appearance.
Monitor and direct property efforts in brand standard changes and or capital needs for new standards.
Holds assigned properties and managers accountable for quality, participates in brand QA inspections as needed. create and deliver in person action plans for improvement with property managers.
Financial
Oversees and manages assigned business unit's and manager's overall financial performance including but not limited to: Revenue Management, Accounts Payable, Accounts Receivable, Payroll, Cash Handling and Purchasing in coordination with corporate departmental leaders and support staff as needed.
Develops and manages operating budgets in conjunction with individual general managers for assigned properties and assigned corporate officer or CFO.
Reviews, trains, and coaches' property managers on KHC financials performance and reports.
Ensures assigned general managers complete franchise required reports and are accurately completed and filed on time, new standards and capital needs are addressed.
Reviews assigned properties daily, weekly, monthly reporting including: Flash (including labor), Balance, Business on the Books, AR Aging Reports, franchise reporting, G&L.
Review GL and reports in conjunction with property managers to review opportunities for saving, coding errors and spending trends.
Reviews and approves property expenditures via One Source/Food Buy, reviews G&L details vs. budgeted expenditures.
Monitors property and brand reporting including investor communications. Ensures GM and or designate completes company reports including: cashflow, investors, labor reconciliation, quality scorecard and narrative, basecamp, brand inspections and task.
Review, trains and coaches property managers Smith Travel Research STAR reports to KHC corporate noting market and competitive changes and trends that affect business units.
Approves purchases of supplies and equipment within KHC purchasing guidelines.
Create and deliver in person action plans for improvement with property managers.
Human Resources
Reinforces standards for personnel administration and performance in compliance with KHC policies/procedures, state, federal and local laws; standards on service to patrons, room rates, advertising, publicity, sales goals, credit, food selection (depending on business unit) and service, and type of patronage to be solicited.
Recruit, hire, orientate and oversee the training of property general managers and senior property managers utilizing KHC GM Onboarding and checklist document.
Monitors Talent Reef recruitment system and property utilization.
Monitors the recruitment, hiring, training, development practices of individual properties in coordination with KHC Human Resources.
Approves annual reviews, hourly raises up to 5%, new hires and terminations.
Oversees employee relations of individual properties. Responds to employee complaints or concerns, conducts investigations when necessary.
Ensures compliance on safety training and programs such as MSDS status, lock out tag out, safety committees, blood-borne pathogens, prevention, fire/tornado procedures and general safety.
Holds weekly leadership calls with general managers and sales leaders to review company initiatives, updates, seasonal challenges, and tasks. Ensure regular and consistent communication is taking place.
Ensure individual properties are maintaining Manager on Duty (MOD) system at the business unit.
Create and deliver in person action plans for improvement with property managers.
Document individual performance issues and concerns with manager. Discipline and terminate according to KHC Policies. Assure 2 deep leadership standard is adhered to for all disciplinary actions.
Utilize Requesting Travel Staff document to request travel assistance/staff.
KHC POLICIES Responsible for following all KHC policies and procedures as set forth in the KHC handbook and property specific guidelines/standards. These policies include dress code, safety and performance standards. Employees must also maintain a professional image and report to work as scheduled.
SUPERVISORY RESPONSIBILITIES: Manages subordinate general managers, DOS, and other property level managers who may supervise up a total of 2-250 employees in assigned properties units. Also may directly supervises 1-4 above property support or travel individuals. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training property level managers, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION and/or EXPERIENCE: Associates Degree (AA) and three to four years experience or Bachelor's degree (BA) from four-year college or university and two years experience; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read, develop, analyze and interpret the most complex documents and financial reports. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to read and interpret policies & procedures and to provide guidance on implementation. Ability to read, write and implement safety programs for employees and guests. The ability to communicate clearly in person, via telephone and in writing.
MATHEMATICAL SKILLS: Ability to understand, interpret, develop and manipulate accounting concepts such as budgeting, cost analysis, financial planning, percentages, turnover, general ledger, accounts payable, payroll, accounts receivable and purchasing.
