Reports To: Property Manager | FLSA Status: Non-Exempt, Full-time

POSITION OVERVIEW
The primary responsibility of this position is to lease apartments to prospective residents by effectively demonstrating value in the features and amenities of the community as it relates to their individual lifestyle. In this role, the individual will offer meaningful recommendations to management to maximize sales effectiveness based on trends in traffic, speak intelligently to the advantages of the community location, and perform effective community outreach. ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
  • Answer and direct phone calls with highest level of customer service;
  • Organize and schedule meetings and appointments;
  • Become an expert about apartment and community features, amenities and services, local area employers and hotspots;
  • Demonstrates a sense of urgency with prospective and current residents in answering phone calls, responding to emails and following-up on inquiries or addressing concerns; during daily business hours 100% of the telephone calls must be answered;
  • Achieves and maintains high closing ratios by uncovering and overcoming prospect objections and asking for a monetary commitment from every tour of the community;
  • Meets or exceeds the company's Phone to Appointments and Appointments to Tours Standard: 75% For all Office Associates as all phone call contacts and email contacts must be responded to the same day they are received;
  • Meets or exceeds the company's Closing Standards: Tours to Rentals Standard: (Total Tours/Rentals) 40% All Office Associates 33% for New Associates (1st 30 days);
  • Meets or exceeds e-leads response time: Checks e-leads hourly and during business hours respond to e-leads within 4 hours maximum. E-lead requests sent after business hours will be responded to the next morning upon start of business; E-Lead Closing Standards: 30% Unscreened, 50% Screened;
  • Focuses on splitting the work week to renting apartments 75% of the time and completing outreach the remaining 25%; Outreach Expectations: conduct 6 events and successfully complete 3 goals with either a medium or large business relationship, opinion leader, realtor, locator, and real-estate agents each month;
  • Conducts and follows-up on leads for new sales opportunities with realtors, locators, corporate housing providers and potential business relationships;
  • Demonstrates timely and accurate recordkeeping in maintaining resident information, ensures sales reports are accurate, and commission records are always current;
  • Presents the community, model apartments, vacant apartments and amenities to prospective residents in a professional and knowledgeable manner;
  • Conducts timely and thorough follow up with all prospective residents; when holding an apartment, be sure the lost rent days or 'Hold Period' does not exceed seven days;
  • No more than 10% of the leases may expire in one month. Fifty (50%) of the leases will expire on the 15th of the month and fifty (50%) on the last day of the month;
  • Establishes a presence within the local market through networking and social functions, creates an outreach program to connect with local merchants and restaurant owners; and promotes resident activities;
  • Displays excellent customer service by assisting residents and their guests in a courteous and efficient manner; and plays a vital role in ensuring overall resident satisfaction;
  • Ensures that the sales office, models, vacant apartments and common areas meet the Company's standards. inspects apartments before move-in, and reports any and all deficiencies to the Property Manager;
  • Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts;
  • Maintains consistent and timely attendance, sets an example for their co-workers in punctuality;
  • And performs other job-related duties as assigned.

REQUIREMENTS
  • Bachelor's degree preferred; or equivalent of four (4) years of commission-based sales experience in lieu of a bachelor's degree.
  • Minimum of two (2) years of relevant sales (commission-based) experience.
  • Previous employment within an upscale to luxury product environment (retail or hospitality welcomed).
  • Availability to work a flexible schedule; any day of the week including weekends.
  • If required, leasing license or obtain within 120 days of employment.
  • Ability to write and communicate professionally in English to engage with residents in-person, in writing, over the phone or through social media platforms.
  • Successfully pass drug screening and criminal background check.
