Project Manager Project Manager - Custom Residential & Luxury Homes
Position Overview
We are seeking an experienced Project Manager to lead the delivery of custom and luxury residential construction projects. The role is responsible for managing project scope, schedule, budget, quality, and client relationships from pre-construction through closeout, ensuring exceptional standards for high-end homes and a seamless building experience.
Key Responsibilities
  • Lead all phases of residential construction projects including pre-construction planning, permitting, procurement, construction, and closeout for custom and luxury homes.
  • Develop and maintain project schedules, budgets, and cash flow forecasts; track progress and implement corrective actions to meet milestones and financial targets.
  • Coordinate, manage, and evaluate subcontractors and vendors; negotiate contracts and ensure compliance with specifications, timelines, and safety standards.
  • Serve as primary client contact; provide clear and timely communication, manage expectations, and maintain excellent client satisfaction throughout the project lifecycle.
  • Oversee quality control and workmanship; conduct site inspections, implement punch lists, and ensure projects meet design, code, and luxury finish standards.
  • Manage change orders, claims, and risk; document changes, obtain approvals, and control impacts to schedule and budget.
  • Ensure compliance with all building codes, permits, inspections, and safety regulations; promote a strong safety culture on site.
  • Collaborate with architects, designers, engineers, and internal teams to resolve design and construction issues and drive coordinated solutions.
  • Prepare regular project reports and status updates for senior leadership and clients, including financial performance, schedule status, and critical issues.
Qualifications
  • 5+ years of project management experience in residential construction, with demonstrable experience on custom homes and luxury residential projects.
  • Proven knowledge of construction processes, methods, materials, and high-end finishes for custom homes.
  • Strong financial acumen with experience managing project budgets, cost estimating, procurement, and change order management.
  • Excellent leadership and interpersonal skills; ability to manage subcontractors, on-site teams, and maintain client relationships.
  • Proficient with construction management and scheduling software (e.g., Buildertrend, Procore, MS Project) and MS Office.
  • Familiarity with local permitting processes, building codes, and construction safety regulations; OSHA certification preferred.
  • Strong problem-solving skills, attention to detail, and the ability to work under pressure to meet deadlines.
  • Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred; PMP or CCM certification a plus.
