Job description

Role Overview 

The Estimator supports project acquisition and successful project delivery by preparing accurate cost estimates for residential roofing and exterior cladding projects. This role reviews project drawings, specifications, and scope documents to determine labour, material, and equipment requirements, ensuring bids are competitive while maintaining project profitability.
The Estimator works closely with project managers, operations teams, suppliers, and senior leadership to ensure estimates accurately reflect project scope, installation methods, and labour requirements.  

Success in this role means bids are prepared accurately and on time, project risks are identified early, and operations teams receive clear cost breakdowns that support efficient project execution. Over time, the estimating process becomes more accurate and predictable as historical data, market pricing, and installation methods are continuously refined.

What You Bring to the Table 

Technical Skills 

  • 5+ years of estimating experience within residential roofing, cladding, or building envelope construction 
  • Knowledge of Local 27 Residential Roofing / Cladding collective agreement environment 
  • Strong understanding of residential roofing systems including shingles, flat roofing assemblies, metal roofing, flashing systems, and related exterior envelope components 
  • Ability to perform detailed material and labour take-offs using architectural drawings, specifications, and scope documentation 
  • Proficiency with estimating software, Microsoft Excel, digital take-off platforms, and emerging technologies that improve estimating accuracy and efficiency. Experience coordinating supplier pricing and subcontractor quotes to develop competitive project bids 
  • Strong knowledge of Ontario construction practices, residential roofing installation methods, and building code requirements

Duties & Responsibilities 

  • Review and interpret architectural drawings, specifications, and tender documents to understand project scope, roofing systems, and installation requirements. 
  • Prepare detailed cost estimates including labour, materials, equipment, and subcontractor scopes for residential roofing and exterior cladding projects. 
  • Perform accurate quantity take-offs for window wall and curtain wall or any other associated building envelope components. 
  • Coordinate with suppliers and subcontractors to obtain competitive pricing and verify material availability. 
  • Identify project risks, scope gaps, or technical challenges during the estimating process and communicate findings to leadership and operations teams. 
  • Prepare complete bid submissions including cost breakdowns, scope clarifications, and supporting documentation. 
  • Work closely with project managers and operations teams to ensure estimates align with construction methods and execution strategies. 
  • Participate in pre-construction and project handover meetings to ensure alignment between estimating and project execution. 
  • Maintain organized records of project estimates, pricing history, supplier quotes, and bid documentation. 
  • Identify opportunities to improve estimating accuracy, cost tracking, and pricing strategies through continuous improvement. 
  • Lead bid closing activities including final pricing reviews, scope verification, risk assessment, and submission of proposals within required deadlines. 
  • Provide pricing support for change orders, budget updates, and cost analysis throughout project execution as required. 
  • Strong understanding of project costing, gross margin targets, and bid strategy development
