Job description

We are seeking a licensed Professional Engineer (PE) with expertise in commercial site planning and residential subdivisions to join our engineering team. In this role, you will handle everything from initial feasibility and concept planning through final construction documentation and permitting.

The ideal candidate possesses deep technical proficiency in AutoCAD Civil 3D, a solid understanding of local zoning and environmental codes, and a track record of delivering compliant, cost-effective residential subdivisions and commercial developments.

Key Responsibilities

1. Site Planning & Technical Design

  • Engineering design for residential subdivisions, master-planned communities, commercial retail plazas, and mixed-use developments.
  • Prepare detailed layout plans, grading and earthwork plans, roadway alignments, and utility infrastructure systems (water main, sanitary sewer, and stormwater conveyance).
  • Perform hydrological and hydraulic calculations to design stormwater management systems, retention/detention basins, and erosion/sediment control measures.

2. Software Expertise

  • Proficient at AutoCAD Civil 3D
  • Run earthwork volume analyses (cut/fill balancing) and optimize site grading to reduce overall development costs.

3. Permitting & Regulatory Approvals

  • Navigate municipal, county, state, and environmental agency permitting processes.
  • Review local land use ordinances, zoning codes, and setback requirements to verify site feasibility.
  • Represent clients and the firm at public planning board, zoning, and city council meetings as the technical expert.

4. Project Management & Client Collaboration

  • Coordinate with architects, land surveyors, geotechnical and environmental engineers.
  • Manage project schedules, deliverables, and design budgets for the client.
  • Conduct construction administration tasks, including responding to RFIs, reviewing submittals, and performing periodic site visits to monitor progress.

Qualifications & Requirements

Education

  • Bachelor of Science in Civil Engineering (BSCE) from an ABET-accredited program.

Licensure

  • Active Professional Engineer (PE) license in the state of Virginia.

Experience

  • 5+ years of progressive civil design experience focused on commercial & residential land development.

Software

  • Expert-level proficiency in AutoCAD Civil 3D and hydrology tools (e.g., HydroCAD, StormCAD, HEC-RAS).

Regulatory

  • Strong knowledge of stormwater management regulations, zoning laws, and environmental permitting.

Preferred Competencies

  • Analytical Thinking: Ability to resolve complex utility conflicts, challenging topography, and drainage constraints.
