The Site Acquisition Specialist is responsible for managing cell tower acquisitions and optimization efforts, supporting the growth of the Rise Internet network. This role requires a strong sense of urgency in securing Notice to Proceed (NTP) approvals, negotiating favorable lease agreements, and ensuring Rise has the rights needed to build and maintain its infrastructure. The successful candidate will combine negotiation expertise, relationship-building skills, and attention to detail to deliver timely results while minimizing costs and risk.

Essential Duties & Responsibilities

  • Negotiate tower lease agreements and amendments to control costs, reduce liability, and secure comprehensive rights.
  • Consult with potential tower hosts to evaluate business terms, market value, and key negotiation positions.
  • Build and maintain strong relationships with tower hosts to drive successful outcomes.
  • Oversee preparation and submission of colocation forms.
  • Collaborate with Project Managers, tower host personnel, and local market teams to expedite NTP approvals.
  • Identify and secure necessary rights, permits, and structural analyses for project success.
  • Obtain tower host approval for construction drawings, structural analysis, zoning, and permitting; coordinate contractor licensing with area managers as required.
  • Prepare executive summaries for new leases, amendments, and terminations for review and approval.
  • Proactively manage expectations, resolve objections, and present solutions while communicating project status and key metrics.
  • Maintain accurate and timely contract records in Sugar, Visual Lease, and SharePoint.
  • Provide management with detailed project reporting and acquisition metrics.
  • Track and manage lease termination dates, issue termination letters, confirm certified mail receipts, and update systems.
  • Audit rental payments to confirm accuracy.
  • Perform other duties as assigned.

Qualifications

  • Bachelor's degree or equivalent experience required.
  • Minimum 3 years of experience in site acquisition, sales, or contract negotiation, preferably in the wireless/broadband industry.
  • Proven track record of closing complex acquisitions while consistently meeting or exceeding quotas and performance metrics.
  • Strong business acumen with the ability to align negotiations to company strategy, profitability, and market competitiveness.
  • Exceptional attention to detail and accuracy.
  • Strong problem-solving skills with the ability to prioritize tasks, manage multiple projects, and meet deadlines under pressure.
  • Ability to maintain confidentiality and handle sensitive information.
  • Customer-focused mindset with excellent interpersonal skills to collaborate across all organizational levels and with external partners.
  • Excellent written and verbal communication skills; persuasive and articulate in negotiations.
  • Proficiency in Microsoft Office Suite and relevant contract management tools.

Working Conditions

  • Primarily office-based with extended periods of sitting.
