Job Summary
Under the supervision of the Electrical and Building Maintenance Superintendent, this job involves a range of tasks and duties associated with the effective and efficient operation of the Electrical and Building Maintenance division. Tasks and duties include but are not limited to maintenance for City buildings (over 40 individual buildings), airport maintenance, street light maintenance and repair, street cleaning, heavy equipment operation, minor equipment maintenance, and City pool maintenance. Maintenance tasks may involve plumbing, carpentry, heating, air conditioning and ventilation (HVAC), electrical and other trade skills. Employees in the job deal with all City departments, especially Public Works Department, Street Division and the Parks and Recreation Department. This job is considered the entry-level electrical and building maintenance job. This job is considered safety-sensitive and is subject to a pre-employment background check and random drug screens.

ESSENTIAL FUNCTION: Building Maintenance. Employee performs a wide range of maintenance and repair tasks associated with City buildings. Performs building maintenance and repair tasks for over 40 City buildings; tasks may involve plumbing, carpentry, HVAC, electrical, building construction, and other building trades. Maintains and cleans City streets (storm damage clean-up, general street cleaning, limb clean-up). Installs and repairs street signal lights. Performs maintenance and repair tasks in accordance with established procedures and regulations (i.e., airport maintenance must meet Federal Aviation Administration [FAA] regulations). Monitors and inspects City buildings and the airport for needed maintenance and repairs.
ESSENTIAL FUNCTION: Installs and Maintains Street Lights and Traffic Signal Devices. Employee installs and maintains City street lights and traffic signal devices. Installs and maintains streetlights and traffic signal devices throughout the City. Monitors City streetlights and traffic signal devices for needed repairs or maintenance.
ESSENTIAL FUNCTION: Operates Heavy Equipment. Operates a variety of heavy equipment utilized in building, street and airport maintenance and repair. Operates a variety of equipment including bucket trucks, dump trucks, excavators and scissor lift equipment. Monitors all equipment for needed maintenance or repairs; performs minor equipment maintenance.
ESSENTIAL FUNCTION: Removes Trees and Tree Limbs. Employee removes trees and tree limbs associated with storms or emergencies. Assists in removing trees, tree limbs and other debris associated with storms or emergencies. Operates appropriate equipment such as chain saws, winches, and hand tools to remove trees and tree limbs.
NON-ESSENTIAL FUNCTION: Performs other job-related duties as required or assigned.
Knowledge, Skills and Abilities (* Can be acquired on the job) *Knowledge of City rules, regulations, policies, and procedures. *Knowledge of City geography, road, and street systems. *Knowledge of FAA airport maintenance regulations and requirements. Knowledge of basic building maintenance and repair. Knowledge of safety rules including accident causation and prevention. Communication skills to effectively communicate internally and externally, both orally and in writing. Verbal skills to effectively communicate with co-workers and supervisors. Reading skills to understand and interpret City directives, procedures, and instructions. Math skills to perform basic mathematical calculations. Ability to perform trade skills (plumbing, electrical, carpentry, building construction and other skills) associated with building, street and airport maintenance and repair. Ability to operate heavy equipment safely and effectively. Ability to perform minor maintenance tasks for heavy equipment. Ability to perform City pool maintenance tasks in accordance with established procedures. Ability to use computers and office productivity software. Ability to maintain professional attitude. Ability to use a two-way radio. Ability to prioritize work projects and multi-task. Ability to work with little or no supervision. Ability to drive.
Minimum Qualifications: Possess high school diploma of GED. Minimum of one (1) to two (2) years of work experience in building maintenance and repair; prefer municipal or county government experience. Possess a Class A Commercial Driver's License (CDL) or be able to obtain this license within six (6) months of employment; must be insurable. Prefer training or experience in building maintenance, street signal lighting maintenance and storm water management. Ability to work overtime and non-standard hours when required. Ability to travel to attend professional development workshops and training programs. Ability to pass a pre-employment background check and an initial drug screen.
Physical Demands
The work requires considerable and strenuous physical exertion such as frequent climbing of tall ladders, lifting heavy objects over 50 lbs., crouching, or crawling in restricted areas.
Work Environment
The work environment involves high risks with exposure to potentially dangerous situations or unusual environmental stress which require a range of safety and other precautions, e.g., working at great heights under extreme weather conditions, or similar situations where conditions cannot be controlled.
